Real Deals: Lancaster + White Buffalo apartments acquired, renamed

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Lancaster + White Buffalo apartments acquired, renamed The Lancaster + White Buffalo apartment community in Fort Worth has been purchased, with Bell Partners Inc. acquiring the West Seventh Street property. On behalf of its investors, Bell Partners purchased and will manage the 316-unit community just west of downtown. Constructed in 2013, the apartment complex is 93 percent occupied. “We seek to make investments in properties with attractive rent growth prospects,” said Nickolay Bochilo, senior vice president of investments for the Greensboro, N.C.-based apartment investment and management company. “Our attraction to the West [Seventh] District of Fort Worth is in part due to the appealing lifestyle amenities, proximity to employment, and expectation that recent growth and transformation of the area will accelerate in the coming years,” Bochilo said in a news release. Bell Lancaster comprises a four-story “wrap” building surrounding structured parking and two, three-story buildings with surface parking. It offers studio, one-bedroom, and two-bedroom units in 30 available floor plans. Bell Lancaster is the latest acquisition for Bell Partners, which has completed more than $2.2 billion in apartment transactions.

It joins anchors Target, Ross, Bealls, Office Depot and Cost Plus World Market in the retail center at 1217 W. Highway 114. Representing the tenant in the transaction were Dawn Greiner and Ryan Johnson of SRS Real Estate Partners and Kathryn Bieber Knoll with Cassidy Turley Commercial Real Estate Services. Representing the landlord, Grapevine/Tate Joint Venture, was Matt Luedtke of The Weitzman Group.

SALES Industrial Mancave LLC has purchased 79,927 square feet for an undisclosed price at 745 W. Hurst Blvd. in Hurst, according to Xceligent Inc. Representing the seller, Hurst Texas Re LP, in the transaction were Donnie Rohde and George Jennings of Holt Lunsford–Fort Worth. The buyer was represented by Shane Strickland of Hudson Peters Commercial. Bassham Foods has purchased 40,000 square feet for an undisclosed price at 6800 Snowden Road in Fort Worth, according to Xceligent Inc. Representing the seller, Chicken Express Realty Partners, in the transaction were Jeff Givens and Todd Hawpe of Transwestern–Fort Worth. The buyer was represented by Kyle Poulson of Transwestern – Fort Worth. LEASES Verizon Wireless has leased 24,816 square feet of office space at Solana office park, 6 Campus Circle, in Southlake. Representing the landlord, Blackstone and Equity Office, were Chris Taylor and Rodney Helm of Cassidy Turley Commercial Real Estate Services. Gerald Kepner has leased 2,179 square feet of office space at Sherry Lane Place, 5956 Sherry Lane in Dallas. Representing the landlord, JP Morgan, in the transaction were Clint Madison and Lauren Napper of Cassidy Turley Commercial Real Estate Services. Freedom Powersports of Carrollton LLC has leased a 20,181-square-foot retail building at 13700 Stemmons Freeway in Farmers Branch from Dove Creek Investment LP. Captain Hope’s Kids has leased 8,141 square feet of office-warehouse space at 10480 Shady Trail in Dallas from SVF Texas Lombardy LP. Star Telegram Inc. has renewed 3,930 square feet of office space in the Landmark, 2201 N. Collins St. in Arlington from Collins Street Properties LLC. Erik E. Iglesia Generacion Vida has leased 2,369 square feet of office space in Arlington Oaks, 215 Billings St. in Arlington from One Oak Over the Line. North American Precision Metals has leased 16,541 square feet at 72951 Northern Cross Blvd. in Fort Worth, according to Xceligent Inc.
