Real Deals: Law firm in the sky: new tenant for Pier 1 building

Cotten Schmidt & Abbott LLP is relocating its office to the penthouse floor of the Pier 1 Imports Building. The law firm has signed a lease for 10,183 square feet of office space in the building at 100 Energy Way on the west side of downtown Fort Worth.

JLL’s Pat McDowell represented the law firm in the transaction and JLL’s Todd Burnette represented the landlord.

According to McDowell, the new location gives the law firm great access to downtown and West Seventh district amenities, including a variety of restaurants and meeting locations.

When Houston-based Hines acquired the 20-story, 460,000-square-foot building from Cheasapeake Energy in 2014, Chesapeake retained the top three floors for its local operations. With Chesapeake Energy no longer in the building, the top three floors were available for lease. Pier 1 originally built the tower and is still headquartered there.

Cotten Schmidt & Abbott will be moving from 550 Bailey St.

WHITE SETTLEMENT PROJECT

LOOKS AT FIRM FOUNDATION

Gold Creek Homes, a builder of single-family and multi-family residential communities, is building a 255-unit Class A multifamily project in White Settlement at 704 Dale Lane. Gold Creek, a home and apartment builder from California, selected Dallas-based Tella Firma Foundations as its foundation system for Gold Creek Apartments. The apartments are set for completion in June and the project will open its first phase to tenants in March.

In North Texas, active soils often cause foundation problems due to movement and settlement. By using a field-tested, patented process of elevating a slab-on-grade foundation, Tella Firma officials say, they create a protective void between the ground and the foundation itself.

VAN MARCKE OPENING

2 RETAIL STORES IN FW

Charlie Otte, senior vice president at Rubicon Representation LLC, recently represented Van Marcke Trade Supply in its lease of two new retail stores in Fort Worth. On Dec. 1 the company will move into approximately 5,000 square feet of space at Westside Marketplace. This space, located at 9124 Camp Bowie West Blvd., was leased from TIC Westside Holdings LLC. Jeff Marek with Vision Commercial Real Estate represented the landlord in the transaction.

Just one month later, on Jan. 1, Van Marcke Trade Supply will move into its new 5,000-square-foot space at 5203 McCart Ave., just off Interstate 20. Ann Ngo of Quine and Associates represented Sweet Talking LLC, the landlord, in the lease. Van Marcke Trade Supply, a wholesale distributor of plumbing supplies, is looking to open 16 new stores in the Dallas-Fort Worth area.

IKEA IN GRAND PRAIRIE

READY FOR ASSEMBLY

The new IKEA home furnishing store planned for Grand Prairie broke ground Oct. 25 and is expected to open next fall.

It will be the fourth retail location in Texas for the Swedish retailer known for good design and functional home furnishings at a good price. IKEA has other locations in Frisco, Houston and Round Rock.

Grand Prairie Mayor Ron Jensen, local officials and community leaders were on hand for the groundbreaking for the 290,000-square-foot store. The store and its 1,100 parking spaces will be built on 30 acres along the east side of Texas Highway 161 and Mayfield Road, north of Interstate 20. An additional 15 acres contiguous to the future store eventually could be developed to accommodate ancillary commercial or retail uses.

IKEA has contracted with MYCON General Contractors of McKinney to build the store.

IKEA Grand Prairie will feature nearly 10,000 items, 50 inspirational room settings, three model home interiors, a supervised children’s play area, and a 450-seat restaurant serving Swedish specialties such as meatballs with lingonberries and salmon plates, as well as American dishes. In addition to the more than 500 jobs that are expected to be created during the construction phase, the store will employ more than 300 workers.

CUPCAKE RETAILER OPENS

NEW NORTHWEST FW STORE

Gourmet cupcake retailer Gigi’s Cupcakes has opened its newest store in Fort Worth, at 2317 N. Tarrant Pkwy, Suite 455, in in the Presidio Towne Crossing. The store is locally owned and operated by Chad and Kristie Baker.

Kristie Baker says she was immediately attracted to the business upon tasting her first Gigi’s cupcake. She has a background in real estate and a financial planning office while her husband, Chad, has 20 years of experience as a Navy pilot.

“We are thrilled to bring the Gigi’s Cupcakes experience to Presidio Towne Crossing,” said Kristie Baker. “We strive to provide the best gourmet cupcakes to our customers and we’re excited to help area residents celebrate the many occasions of life with Gigi’s Cupcakes.”

Gigi’s Cupcakes was founded by Gigi Butler and opened its doors for business in late September. The Fort Worth location is planning a grand opening on Nov. 5 when Butler will be on hand to meet residents.

Byram Healthcare Systems Inc. has leased 17,888 square feet at Heritage Business Park, Building 8, 1080 S. Kimball Ave. in Southlake.
