Real Deals: Lodge Apartments sold

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. The Lodge apartments in Fort Worth sold The Lodge, a 136-unit apartment complex in Fort Worth, has been sold, with New York-based Iliad Properties LLC purchasing the property from William Migneault for an undisclosed price. Iliad Properties plans to renovate interior and exterior elements of the complex, at 6500 Oakland Hills Drive. With more than seven properties in Tarrant County, the company also plans to expand those holdings in the Woodhaven area this year. “In the past few years, several Woodhaven assets have undergone improvements that both the property needs and the area expects,” said Chris Deuillet of CBRE Group Inc.-Dallas, which brokered the sale. “Investors are aggressively looking for value-add opportunities where they can obtain a significant return on their investments, and the Woodhaven area is providing that opportunity,” Deuillet said. Frisco land snapped up for Primrose Daycare School Two acres in Frisco have been purchased for a Primrose Daycare School. Representing the buyer, KDF Independence Properties LLC, in the transaction were Henry S. Miller Brokerage’s Tom Grunnah, senior vice president, and Kyle Ward, an associate with the company’s Dallas-Fort Worth Investments-Land division. The property is at the southwest corner of Lebanon Road and Independence Parkway in southeast Frisco. Representing the seller, The Independent 121 Partnership, in the transaction were Jen Han of Jen Han Realty and Doug Ashley of Christie Real Estate.

McKinney warehouse leased Henry S. Miller Brokerage’s Scott Axelrod, of the firm’s Dallas-Fort Worth Office-Industrial division, recently represented Allen Community Outreach in leasing an approximate 5,000-square-foot warehouse at 2140 Redbud in McKinney. Leased from Dill Investments, Allen Community Outreach will use the space as a processing center to expand its reach in covering more of Collin County.

Rice King restaurant leases Colleyville space Henry S. Miller Brokerage’s Max Tsai, vice president of the company’s Dallas-Fort Worth Investments-Land division, recently represented Rice King in leasing about 3,027 square feet of second-generation restaurant space in Colleyville. Rice King leased the space at 3809 Colleyville Boulevard from the landlord, Colleyville Oakmont Partners LLC. Rice King, a longtime Colleyville presence, is relocating to the space. Ellis & Tinsley represented the landlord in the transaction.

SALES Lone Star Comic Books has purchased 54,000 square feet for an undisclosed price at 1800 Timberlake Drive in Arlington, according to Xceligent Inc. Representing the seller, JT Timberlake Ltd., in the transaction were Brad Struck and Jim Hazard of E. Smith Realty Partners.

Mike Jones has purchased 3.7 acres for an undisclosed price at Winscott Vickery Land, 315 Winscott Road in Benbrook, according to Xceligent Inc. Representing the seller, Southern Baptist Radio-Television Commission, was Dawn Potthoff of Coldwell Banker Commercial NRT.

Greater Friendship Missionary Baptist Church of Fort Worth has purchased Oakhurst Presbyterian Church in Fort Worth. Representing the seller, Grace Presbytery Inc. of Irving, in the transaction was Gene Livens of Service Realty Inc. The 17,118-square-foot structure is on a 1.67-acre tract and features classrooms, offices, a playground and basketball court area. LEASES JDG Wealth has leased 1,625 square feet at Copeland Tower, 1250 E. Copeland Road in Arlington, according to Xceligent Inc. Representing the landlord, Wf Tower Dallas LLC, in the transaction were Matt Carthey and Geoff Shelton of Holt Lunsford-Fort Worth.

Aqua Tots has leased 6,105 square feet at Heritage Trace Plaza, 3505-3529 Heritage Trace Parkway in Fort Worth, according to Xceligent Inc. Representing the landlord in the transaction were Roger Smeltzer and Barrett England of Vision Commercial Real Estate.

Trans Global Auto Logistics Inc. has leased 160,000 square feet at Parkway Distribution Center, 957 Heinz Way in Grand Prairie, according to Xceligent Inc. Representing the landlord in the transaction was Canon Shoults of Holt Lunsford-Dallas.

ADW Corp. has leased 2,000 square feet at The Courtyard at Midway, 7415 Whitehall St. in Richland Hills, according to Xceligent Inc. Fusion Signs & Graphics has leased 3,468 square feet at Shady Oaks Shopping Center, 401-463 W. Bedford Euless Road in Hurst, according to Xceligent Inc. Representing the landlord in the transaction was Norman Hoppenstein of Hoppenstein Properties Inc.

Oilfield Mud & Chemical Service Inc. has leased 2,400 square feet at Riverbend Building 30, 7500-7530 Pebble Drive in Fort Worth, according to Xceligent Inc. Representing the landlord in the transaction were George Jennings and Donnie Rohde of Holt Lunsford-Fort Worth.
