Real Deals: Midtown Medical Plaza in FW medical district changes hands

Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Midtown Medical Plaza in Fort Worth’s medical district has been sold to an unnamed buyer by Ridgeline Capital Partners.

Stan Johnson Co. marketed the property and completed the $19.2 million sale of the 57,404-square-foot, multi-tenant medical office building at 900 Jerome St.

The property is adjacent to Plaza Medical Center of Fort Worth and is part of a mixed-use development with both a hotel and restaurants on site.

Century 21 Judge Fite and Wingstop have leased the last remaining retail spaces in the first phase of Mansfield’s Broad Street Plaza.

Century 21 leased 3,537 square feet, with the restaurant claiming 1,773 square feet in the 15,808-square-foot medical office and retail building at 2651 E. Broad St. The leases follow Instant RX Pharmacy’s leasing of 2,303 square feet at the location. Tenant finish-outs are underway on all three spaces.

Wingstop and Instant RX Pharmacy are expected to open by year’s end, with Century 21 opening in the first quarter.

AmeriPac Inc. has leased 119,717 square feet of industrial space at 1000 N. 28th St., Dallas/Fort Worth International Airport, as the contract packaging and fulfillment firm expands from its existing space directly across the street from the newly leased space.

“We are extremely fortunate that AmeriPac continues to experience phenomenal growth,” said AmeriPac president and chief operating officer Greg Wren, commenting in a news release.

“Adding a second facility across the street is not only convenient, but allows us the added space we need now while giving us room to grow,” Wren said.

The new facility features 10,709 square feet of office space, a 30-foot clear height, and 22 dock high loading doors. The space also will be fully climate controlled.

A10 Capital LLC has confirmed a seven-year lease for half of the penthouse floor in Canal Centre, a Class A office property in Irving’s Las Colinas Urban Center.

The lease comes as the commercial real estate lender more than doubles its space, leasing 8,160 square feet on the 10th floor of the 240,000-square-foot building at 400 E. Las Colinas Blvd. The firm plans to move into the site in early January in space previously occupied by ESPN.

The lease includes a right of first refusal on 4,003 square feet of vacant space on the penthouse level, monument signage and an amenity package with free access to an upgraded fitness center and conference room.

“Once we saw this space, we knew it was perfect for the Dallas team’s headquarters office,” said Richmond Collinsworth of Dallas-based Bradford Commercial Real Estate Services, commenting in a news release. The firm negotiated the lease for A10 Capital.

Boise, Idaho-based A10 Capital, a commercial real estate lender to the U.S. middle market, has been expanding its team and services since opening the Texas office four years ago in 3,496 square feet at nearby Crestview Tower. The new office is being designed for 25 professionals in management, loan origination and credit and asset management.
