Mendez represented the landlord, Randol Mill Fielder LLC, in direct negotiations with restaurant owner Moni Kaba. The 36-seat restaurant occupies 3,646 square feet of the 88 percent-leased, 26,066-square-foot Park Center, at 1730 W. Randol Mill Road. Twelve tenants currently occupy the property, leaving 2,700 square feet of available space. Kaba has almost five decades in the restaurant business, landing his first job at 15 when his family moved to Italy from Macedonia in 1965. He immigrated to the United States in 1974 and opened a diner in Connecticut, where he met his wife. They moved to Dallas in 1980 and opened two restaurants and a catering business before moving to Florida in 1986. They came back to Texas in 1994.
