Motel 6 Fort Worth South sold to investment group

Motel 6 Fort Worth South has been sold by a private investor. A local investment group purchased the 146-room property at 6600 South Freeway.

Terms of the sale were not released.

Marketing the property were Chris Gomes, Skyler Cooper and Allan Miller of Marcus & Millichap Real Estate Investment Services. The buyer, an experienced Motel 6 operator, was sourced by Cooper.

LANCASTER APARTMENTS SOLD

Stag Apartments LLC has sold Lancaster Apartments to a local investor 18 months after buying the 85-unit Fort Worth property in a foreclosure sale. Dallas-based Stag spent $150,000 in improving the 10-building complex at 5200 E. Lancaster, which was developed in 1968 and renovated in 1999. Sam W. Pettigrew III with Dallas-based Cantrell Co. & Partners represented the seller.

SIERRA HERMOSA APARTMENTS SOLD

Sierra Hermosa in Fort Worth, a 168-unit apartment property at 3254 Las Vegas Trail, has been sold to a New Jersey-owned limited liability company. Representing the seller, a private partnership, were John Barker, Trey McGhin and Mark Allen of Marcus & Millichap Real Estate Investment Services’ Fort Worth office. The buyer was secured by Barker.

LEASES FORT WORTH SPACE

Moysha Home Furnishings has leased the 26,376-square-foot balance of a Class A warehouse in Northpoint Trade Center in Fort Worth.

The Houston-based interior design firm selected Building III at the trade center, 901 Eight Twenty Blvd. The 91,738-square-foot warehouse, now fully leased, is one of four in the 75 percent-leased Northpoint Trade Center.

“We had competition, but Northpoint was Moysha’s first choice because of the access to major freeways and competitive rates,” said Nick Talley, vice president of Dallas-based Bradford Commercial Real Estate Services, in a news release.

Talley representing the landlord, Exeter 700-751 Eight Twenty LP. Eric Glusing of Strategic Realty Consultants LLC represented the tenant, ALMOFA, which received a 1,200-square-foot office buildout as part of the lease terms.

ARLINGTON SITE ACQUIRED

FOR MEDICAL BUILDING

A new medical building is planned for Arlington after TNA Realty LP purchased a 30,000-square-foot site at 2712 Matlock Road for the 8,000-square-foot facility. Jim Turano of Henry S. Miller Brokerage represented the buyer. Bobby DeRiso of DeRiso Development represented the unidentified seller.

RICHLAND CORPORATE CENTRE

SOLD, RENOVATIONS PLANNED

Richland Corporate Centre in Richland Hills at 9001 Airport Freeway has been acquired by Dallas-based KOC Gran Via, a commercial real estate investment firm planning extensive upgrades for the office property.

The 142,425-square-foot, Class A facility was acquired from The Gaedeke Group, which owned the property for more than 20 years. Eric Mackey, Gary Carr and John Alvarado of CBRE brokered the sale. Terms of the transaction were not disclosed.

Frost Bank and History Maker Homes anchor the nine-story building. The property also features a three-story garden office building and three-level parking garage.

KOC Gran Via plans interior and exterior upgrades and a new conference room for tenant use. It also plans to market 4.8 acres surrounding the site for build-to-suit office, medical or retail pad site possibilities.

“This is the premier office building in the Mid-Cities submarket, and with the completion of construction along Airport Freeway, the building’s access to all areas of Tarrant County and D/FW International Airport has been greatly enhanced,” said Ben Sumner of KOC Gran Via in a news release.

“The building is 11 minutes from D/FW International Airport, 12 minutes from downtown Fort Worth and is right in the middle of the Northeast Tarrant County employee base that is regarded as one of the best in North Texas,” Sumner said.

Space is available for prospective tenants needing office spaces from 2,000 to 30,000 square feet, according to Sumner.

Handling property leasing are Sumner and Keith Fisher of Centurion Real Estate Partners, with Peleton Commercial Real Estate managing the location.

SUNSET GARDEN APARTMENTS SOLD

Sunset Garden Apartments at 7120 Baker Blvd. in Richland Hills has been sold to a partnership. John Barker and Alexander Skotarek of Marcus & Millichap Real Estate Investment Services’ Fort Worth office marketed the property on behalf of the seller,also a partnership. Barker and Skotarek also secured the buyer.

CASA AZUL APARTMENTS SOLD

The 16-unit Casa Azul apartments at 902 N. Oak St. in Arlington has been sold to an individual-personal trust. Terms of the sale were not released.

Robert Denninger and Scott Ogilvie of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a limited liability company. Ogilvie and Denninger also procured the buyer.

SUB ZERO OPENS HURST STORE

Sub Zero Ice Cream & Yogurt has leased 2,335 square feet of retail space at 9986 Grapevine Highway in Hurst for its first Dallas-Fort Worth location. Jack Dawson of The Weitzman Group represented the tenant.

GREYSTEEL ARRANGES APARTMENT SALE

Hacienda Serena, a 38-unit Irving apartment complex at 1409 W. Pioneer Dr,, has been sold to a Dallas limited liability company, I & J – DSI LLC.

Boyan Radic, Doug Banerjee, Andrew Mueller and John Marshall Doss of Greysteel Inc.’s Fort Worth office served as adviser and sales agent to owner Hacienda Serena LLC.

“Hacienda Serena received a first-rate renovation, which allowed us to generate significant investor interest in the asset,” said Mueller in a news release.
