Movie theater chain Cinépolis coming to Euless

Cinema theater chain Cinépolis USA will make its first foray into Tarrant County when it opens in 2017 at the Glade Park power retail center in Euless.

The Southern California-based chain has signed a lease for 52,000 square feet in the second phase of Glade Park, located at the southwest corner of State Highway 121 and Glade Road.

Blake Shipp with The Weitzman Group handled negotiations for Cinépolis USA as the theater chain’s tenant representative in the Dallas-Fort Worth area. Neil Baron represented the cinema chain as its in-house representative.

Cinépolis USA will develop a multi-screen cinema at Glade Park that will feature plush automated recliners, a bar and gourmet snacks. The location should open in time for the summer movie season in 2017, according to a news release. The exhibitor’s parent company, Cinépolis, was founded in Mexico in 1971 and is the fourth-largest movie theater exhibitor in the world. The first U.S. location opened in 2011, and the theater now operates several U.S. locations. The first Texas location for Cinépolis USA is now under construction at the mixed-use project Victory Park in downtown Dallas. That site is also scheduled to open in 2017.

The Glade Park development already includes Dick’s Sporting Goods, Dave and Buster’s, Home Goods, Five Below and Michaels retail store. Late last year, Belk’s broke ground on a 95,000-square-foot fashion store that should open soon.

GAIN NEW MANAGEMENT FIRM

Monument Real Estate Services has been chosen to manage Courtyards on Glenview in Fort Worth and Terraces on the Parkway in Grand Prairie.

“Terraces on the Parkway and Courtyards on Glenview are welcome additions to our growing portfolio, and we seek to further expand in the state for both management assignments, as well as acquisitions for our sister company, Monument Capital Management,” said Stuart Zook, president of Miami-based Monument, commenting in a news release.

Courtyards on Glenview offers 241units in one-, two- and three-bedroom apartments at 4401 Glenview Court. EB COG LP recently purchased the property.

Terraces on the Parkway, located at 1109 N. Carrier Parkway, offers 296 units in studio, one-, two- and three-bedroom apartments. The property was recently acquired by EB Terrace Parkway LP.

ARLINGTON MEDICAL OFFICES SOLD

Two side-by-side medical office condominiums in Arlington have been sold.

Drs. Jiaul Ahsan and Quan Le, respectively, bought the 1,100-square-foot condos at Matlock Centre, 619 and 621 Matlock Centre Circle.

IN IRVING SOLD TO LOCAL GROUP

Rock Island Apartments in Irving has been sold to Katz Rock Island LLC. The 11-building, 154-unit complex is at 2002 Rock Island Road.

Serving as adviser and agent to the seller, Progressive Island LLC, were Boyan Radic, Doug Banerjee, Andrew Mueller and Ryan Hill of Greysteel Inc.

“Rock Island was purchased by a local partnership group that saw value not only in the existing operations but upside in the deal with the plan to upgrade interior units and push rental revenue higher,” Banerjee said in a news release.

“The continued interest of local partnership groups goes to show that the fundamentals are very sound in Dallas-Fort Worth as there continues to be a flood of out-of-state buyers in well-located assets, but the local owners are looking for deals to purchase, add value, and operate, as well,” Banerjee said.
