The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

NBC complex in east Fort Worth sold

NBC Universal Media’s regional headquarters has been sold to Olympus Ventures. The 75,000-square-foot facility is located at The Campus @ CentrePort office park, 4805 Amon Carter Blvd. in east Fort Worth.

The purchase price was not disclosed.

Representing the seller were CBRE’s Eric Mackey, Gary Carr, John Alvarado, Robert Hill and Pete Van Amburgh.

Developer KDC’s sale to Olympus comes two years after it constructed the building. The facility is leased to NBC Universal Media.

“This offering checked all of the boxes with respect to what investors are looking for today: a stable, investment-grade cash flow coupled with a premier corporate community,” said Mackey of CBRE Capital Markets Investment Properties in a news release.

My Fit Foods takes balance

of RiverPark Business Center

RiverPark Business Center in Fort Worth has reached 100 percent occupancy, backfilling 14,760 square feet of distribution space with Austin-based My Fit Foods Inc.

The new tenant signed a long-term, triple net lease for the 15600 Trinity Blvd. property. In return, it gains Class A industrial space for a commercial kitchen and distribution center to serve retail stores and online orders throughout North Texas and beyond.

About 5,000 square feet of the leased space is dedicated as office.

“We had a lot of activity on that space. Ultimately, the landlord thought this company was the best fit,” said Michael W. Spain of Dallas-based Bradford Commercial Real Estate Services, commenting in a news release.

Negotiating the direct deal for the landlord, SCG River Park Business Center LP, were Spain and Will Dillard, a Bradford broker associate.

My Fit Foods occupies an end cap of a 145,400-square-foot building, the smaller of the project’s two structures. The space was empty for about six months, with no additional openings confirmed for the near future.

My Fit Foods has retail locations in Arizona, California, Illinois, Oklahoma and Texas; 37 of its 54 stores operate in Texas.

Classic Chevrolet

expands in Grapevine

Classic Chevrolet has purchased 11.2 acres in Grapevine at Texas 121 and Stone Myers Parkway.

Representing the dealership was Bill Bledsoe of Henry S. Miller Brokerage’s Investments and Land Division. Bruce Harbour of Harbour Realty represented the sellers, a local partnership group.

First Choice ER opens in Haslet

First Choice Emergency Room has opened a new Haslet facility at 13172 Northwest Highway 287.

“Our experienced team is pleased to be a part of this new fully equipped community emergency room,” said Dr. S. Vance Renshaw, medical director of the facility, called First Choice Emergency Room Haslet.

First Choice Emergency Room facilities feature a full radiology suite, including CT scanner, digital X-ray and ultrasound.

2GR investment firm

buys Richardson building

2GR Equity LLC of Grapevine has acquired a 27,000-square-foot office building in Richardson.

The property at 3310 Matrix Drive is part of Renner Technology Business Park at President George Bush Turnpike and Renner Road.

The business park includes more than 382,000 square feet of office-flex space. Not including the 2GR property, the park is 95 percent occupied, mainly by medical, technical and research-and-development tenants.

The property was purchased from an owner-user who occupied the building since 2004 but sold his company in early 2014 when the property was first listed for sale.

Brett McMillan of Paladin Partners will lease the property for 2GR and its investors. McMillan previously worked for Vantage Companies, the developer of the business park, and helped sell seven buildings on the property.

“As the DFW commercial real estate market continues to strengthen, we are very pleased to have acquired this property at roughly 60 percent of replacement cost,” said Elizabeth Roll, a principal with 2GR Equity LLC, commenting in a news release.

The transaction marks the 16th deal closed by 2GR Equity since its formation in March 2011. 2GR Equity is a real estate investment firm providing joint-venture equity for commercial real estate in Texas.

Sales

Jackson-Shaw has partnered with Amstar to buy more than 31 acres for Parc North, a 440,000-square-foot industrial development in North Fort Worth. The Class A industrial space is expected to be completed in third-quarter 2015. Providing construction financing was Comerica Bank, with Mycon General Contractors and GSR Andrade Architects rounding out the project development team.

H&B Development & Construction LP has acquired a 10,500-square-foot industrial building on 1.4 acres at 529 W. Rock Island Road in Grand Prairie from Son Van Ngo. Will Dillard of Bradford Commercial Real Estate Services represented the buyer. Yen Vo of Stanfield Realtors represented the seller.

Bridgestone America’s tire operations has leased 14,926 square feet at North Beach Industrial, building 2, 341-361 N. Beach St. in Fort Worth, according to Xceligent Inc.
