Real Deals: New development in Mansfield

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Oaks Preserve planned for Mansfield The Oaks Preserve has been confirmed as Mansfield’s next luxury residential development. MKP Development LLC recently closed on the 157-acre property as it finalizes project plans. The first lots are expected to be available in early 2015. “Residential demand in the area is the market driver for the immediate construction,” says Wayne Burgdorf of Coldwell Banker Commercial Alliance DFW, who represented the seller, The Oaks of Walnut Creek LLC, in the transaction. The Oaks Preserve will feature one- to two-acre lots: 44 in the first phase, including 16 designated for a gated enclave, and 56 in the second phase. A densely wooded 40-acre tract will be reserved for walking trails, habitat sanctuary and an equestrian center offering miles of riding trails. The seller acquired the land about 10 years ago as an investment. In recent years, the widening of Broad Street, which runs through Mansfield’s historic downtown, and the extension of city water lines have significantly enhanced the property’s viability for development, according to MKP officials. Handling construction for the first phase are Summit Custom Homes Inc. and Innovation Builders Inc. Charles Stokely of Re/Max represented MKP Development in the land acquisition.

SALES Marilou Martinez Stevens of CPA & Associates has purchased a 1,836-square-foot building at 813 Hemphill St. in Fort Worth for an undisclosed amount. Stevens plans to relocate her Fort Worth accounting practice to the Near Southside location in early 2015. Will Northern of Northern Realty Group represented the buyer in the transaction and Jim Parr of William C. Jennings Co. represented the seller. Mereken Energy Corp. has sold 31 acres at 8600 Will Rogers Blvd. in Fort Worth to California Expanded Metal Products Co. Kirk Kelly, Jeff Givens and Tracy Georges of Transwestern represented the buyer. KT Freeway LLC has sold 27.9 acres in Midlothian to EL Hillstone LLC. Matt Bilardi and Lester Day of Transwestern represented the seller. Samuel Jagoda Jr. has sold a 9,000-square-foot lot at 929 W. Belknap St. in Fort Worth to Scott Schuster. Kirk Kelly of Transwestern represented the buyer. Cann Mansfield Ltd. has sold .85 acres to Chicken of the Pond, dba Chicken Express LLC, at 3120 E. Broad St. in Mansfield. Matt Bilardi and Lester Day of Transwestern represented the seller. Landmark Bedford Holdings LLP has sold a 4,824-square-foot building to Artspace Properties LLC at 2009 E. Lamar Blvd. in Arlington. Grant Huff, Kyle Poulson and Jack Huff of Transwestern represented the buyer. Agarita Management Co. Inc. has sold a 25,560-square-foot executive warehouse at 2314 Executive Drive to Nicma LP. Agarita Management also sold a 23,760-square-foot executive warehouse at 2402-2406 Executive Drive to Nicma LP. Jim Sager and Joseph Whitmer of Transwestern represented the seller. Jim Sager and Sarah LanCarte of Transwestern represented the landlord, Nasif Inc. Aviations Devices & Electronic Components LLC has renewed its lease for 16,000 square feet of industrial space at 1806-1810 Mony St. in Fort Worth. Todd Hawpe, Jeff Givens and Tracy Georges of Transwestern represented the landlord, Hulen Park Associates. GFP Realty has sold a 60,936-square-foot building at 1401 E. Dallas St. in Mansfield to Conti Broad Street LLC. The buyer was represented by Ryan Wood of Conti Warehouses. Jeff Givens and Tracy Georges of Transwestern represented the seller. Cotmid LLC has purchased 6,500 square feet of space for an undisclosed price at 6976 Rufe Snow Drive in North Richland Hills, according to Xceligent Inc. The seller, Robert Folsom, was represented by Steve Fithian of Sperry Van Ness-Visions Commercial. LEASES Mastec North America Inc. has leased 20,000 square feet of industrial space at 7601-7621 Pebble Drive in Fort Worth. Frank Jester of Transwestern represented the tenant. Matthaeus Capital LLC has leased 1,070 square feet of office space at 120 W. Third St. in Fort Worth. Jeff Givens and Tracy Georges of Transwestern represented the tenant. SC2 Command Group LLC has leased 8,000 square feet of industrial flex space at 3201 May St. in Fort Worth. Davy Wright and Jeff Givens of Transwestern represented the landlord, Lyden Investments Inc. Service One Collision Center has leased 3,150 square feet of industrial space at 1850 High Prairie Road in Grand Prairie. Joe Rudd of Transwestern represented the landlord. Crucible Financial LLC has leased 3,721 square feet of industrial flex space at 721 N. Central Expressway in Plano. Frank Jester of Transwestern represented the tenant. Automann has leased 65,065 square feet at Forum 303 Crossing, Building B, 3221 E. Arkansas Lane in Arlington, according to Xceligent Inc.
