Real Deals: New development in Mansfield

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Oaks Preserve planned for Mansfield The Oaks Preserve has been confirmed as Mansfield’s next luxury residential development. MKP Development LLC recently closed on the 157-acre property as it finalizes project plans. The first lots are expected to be available in early 2015. “Residential demand in the area is the market driver for the immediate construction,” says Wayne Burgdorf of Coldwell Banker Commercial Alliance DFW, who represented the seller, The Oaks of Walnut Creek LLC, in the transaction. The Oaks Preserve will feature one- to two-acre lots: 44 in the first phase, including 16 designated for a gated enclave, and 56 in the second phase. A densely wooded 40-acre tract will be reserved for walking trails, habitat sanctuary and an equestrian center offering miles of riding trails. The seller acquired the land about 10 years ago as an investment. In recent years, the widening of Broad Street, which runs through Mansfield’s historic downtown, and the extension of city water lines have significantly enhanced the property’s viability for development, according to MKP officials. Handling construction for the first phase are Summit Custom Homes Inc. and Innovation Builders Inc. Charles Stokely of Re/Max represented MKP Development in the land acquisition.

SALES Marilou Martinez Stevens of CPA & Associates has purchased a 1,836-square-foot building at 813 Hemphill St. in Fort Worth for an undisclosed amount. Stevens plans to relocate her Fort Worth accounting practice to the Near Southside location in early 2015.
