Real Deals: NorthStar Energy moving to Arlington’s Copeland Tower

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

NorthStar Energy moving to Arlington’s Copeland Tower

NorthStar Energy Services Inc. has leased an entire floor in North Arlington’s Copeland Tower. The firm will relocate July 1 from Grand Prairie.

Houston-based NorthStar, a Quanta Services Co., is the largest of three new tenants to sign direct deals for office space at the 12-story tower at 1250 E. Copeland Road. The firm’s 10,858-square-foot space is on the sixth floor.

Also on July 1 two more tenants will move to Copeland Tower. Lake of Dallas Inc., a structural engineering firm, leasing 1,458 square feet and Los Angeles-based Apartment Service Management Co. Inc., leased 1,534 square feet.

Representing the Houston-based landlord, Aque Investment Group, were Richmond Collinsworth, Erik Blais and Clint Manning of Bradford Commercial Real Estate Services. The 126,602-square-foot office tower, near AT&T Stadium, is 90 percent leased, up from 76 percent since Bradford’s brokers took over the assignment in January.

NorthStar’s corporate officers finalized the long-term lease within four weeks of observing views from the building’s only available full floor.

“It was a quick turnaround because the company is rapidly expanding and needed to be up and running quickly,” said Collinsworth in a news release.

SALES

Silver Creek Estates has been sold to Delta 5 Partners LLC, an investment buyer. The 36-unit multifamily-duplex project is located at 817 Keli Court in Azle. Russ Webb of Silver Oak Commercial Realty represented the seller.

Gridiron Row Ltd. has sold a 4,398-square-foot, two-story office building in Governor’s Row, 2015 E. Lamar Blvd. in Arlington to JBB Associates LLC. Beaux Riley of Coldwell Banker Commercial Alliance DFW represented the landlord in the direct deal.

LEASES

Animal Eye Clinic has leased 3,836 square feet of medical office space in Vickery Centre, 5750 Vickery Blvd. in Fort Worth, from FCMG Real Estate LLC. Beaux Riley of Coldwell Banker Commercial Alliance DFW represented the tenant. Jannelle Turner of Innovative Developers Inc. represented the landlord.

Dollamur Sport Surfaces has leased 23,000 square feet at 1734 E. El Paso St. in Fort Worth, according to Xceligent Inc. Ryan Wood of Conti Warehouses represented the landlord.

Schindler Elevator has leased 5,000 square feet at 1101-1107 E. First St. in Fort Worth, according to Xceligent Inc. Todd Hawpe and Jeff Givens of Transwestern-Fort Worth represented the landlord.

Mechanical Solutions has leased 2,040 square feet at 2800 Shamrock Ave. in Fort Worth, according to Xceligent Inc. Ed Runyon of WFR Properties represented the landlord.

Technics Window Tinting LLC has leased 2,040 square feet at 2800 Shamrock Ave. in Fort Worth, according to Xceligent Inc. Ed Runyon of WFR Properties represented the landlord.

Blue Mound Business Centre, 834-1150 Blue Mound Road West in Haslet has leased separate space to ASF Intermodal LLC; Cody Williams, William Gower and Cody Gilbert; Ronald and Elizabeth Sullivan; Chemical & Filtration Products of Texas LLC; Jeff Soares; Christopher Cureton; and Diversified Plumbing. Jim Eaton of Ron Sturgeon Real Estate LP represented the property owner in the transactions.

Texas Secure Title Co. has leased 1,983 square feet of office space in Chase Bank Center, 1301 S. Bowen Road in Arlington, from Bowen to Be Wild. Beaux Riley of Coldwell Banker Commercial Alliance DFW represented the landlord. Derek Wright of Texas Allegiance Real Estate represented the tenant.

Automotive Parts Distribution has leased 101,165 square feet at Pioneer 360 Business Center, building 300, 3000 E. Pioneer Parkway in Arlington, according to Xceligent Inc. Cannon Green and Luke Davis of Stream Realty Partners LP-Dallas represented the landlord.

Frog Street Press Inc. has leased 29,600 square feet at Heritage Business Park VI, 800 Industrial Blvd. in Grapevine, according to Xceligent Inc. Donnie Rohde of Holt Lunsford–Dallas represented the tenant. Michael Spain of Bradford Commercial Real Estate Services-GSW Services represented the landlord.

Charter Communications has leased 22,867 square feet at Midway Business Park 29, 7400 Whitehall St. in Richland Hills, according to Xceligent Inc. Todd Hubbard and Michael Newsome of NAI Robert Lynn represented the landlord.

Directory Distributing Associates has leased 15,406 square feet at Prologis GSW 59, 920 113th St. in Arlington, according to Xceligent Inc. Kacy Jones, Steve Koldyke and Oscar Couto of CBRE-Dallas represented the landlord.

Kiss It Good Buy has leased 5,102 square feet at Old Main Street, 106-280 N. Main St. in Grapevine, according to Xceligent Inc. Eric Deuillet of Structure Commercial represented the tenant and the landlord.

ASD Concrete Cutting has leased 5,000 square feet at 525 Industrial Blvd., Building A in Grapevine, according to Xceligent Inc. Tim Lancaster of TLC Realty represented the landlord.

Southwest Pet Inc. has leased 2,800 square feet at Overland Stage Shopping Center, 5705-5781 Southwest Green Oaks Blvd. in Arlington, according to Xceligent Inc. Troy Morgan of Structure Commercial represented tenant and the landlord.

Cimarron Freight has leased 2,343 square feet at Talley 2, 231 Northeast Loop 820 in Hurst, according to Xceligent Inc. Eric Deuillet and Jake Burns of Structure Commercial represented the tenant and the landlord.
