Real Deals: Notting Hill sold

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Notting Hill Apartments sold Notting Hill Apartments, a 176-apartment property at 601 Brown Trail in Hurst, has sold to a Texas LLC. Marketing the property for Notting Hill Partners LP was Al Silva, vice president of investments with Marcus & Millichap Real Estate Investment Services’ Fort Worth office. The property drew eight offers in a three-week marketing period and closed only a few days after going under contract. Built in 1968, the property includes nine buildings and recently underwent $1.2 million in capital improvements. It was 90 percent occupied at the time of sale.

HIRSCHBACH MOTOR LINES LEASES DENTON LAND Hirschbach Motor Lines has leased 20,466 square feet of industrial space at 4501 N. Elm St. in Denton. The company plans to use the site for its truck fleet. Completing the lease for Hirschbach was Huntley Luna of Henry S. Miller Brokerage’s Dallas-Fort Worth office-industrial division. Representing the landlord in the transaction was Alex Payne of Axis Realty.

VALEW SNAPS UP INDUSTRIAL SITE IN GRAHAM FOR MANUFACTURING Valew Truck Bodies of Adelanto, Calif., has purchased a 141,066-square-foot industrial property in Graham, west of Fort Worth, for its first manufacturing facility outside California. The site includes two Class A buildings and is located at 4688 Texas 16. Representing the seller, Meridian Bank, in the transaction were Todd Hawpe and Sarah Everett; Valew was represented by Mark Graybill. LEASES Stadium Executive Suites LLC has signed a lease for 39,000 square feet at 709 Stadium Drive in Arlington, according to Xceligent Inc. Representing the tenant and the landlord, C. Barton Thompson, in the transaction were Jordan Foster, James Maibach and Phil Young of Peyco Southwest Realty Inc.

Steadfast Creative has signed a lease for 1,365 square feet at Arthouse Keller, 251 Town Center Lane in Keller, according to Xceligent Inc. Representing the tenant in the transaction was Colt Power of NAI Robert Lynn. Chris Flesner and Sam Littlejohn of Retail Solutions-Dallas represented the landlord.

Knight Productions has renewed its lease for 5,000 square feet at 1201-1209 E. Avenue J in Grand Prairie, according to Xceligent Inc. Corby Hodgekiss of Mercer Co. represented the tenant and Walter Floyd of 1201 E. Avenue J Partnership represented itself.

Auckland LP has signed a lease for 4,890 square feet at Cedar Ridge Office Park, 850 E. Northwest Parkway in Southlake, according to Xceligent Inc. Representing the tenant in the transaction was Brandon Wood of Corporate Realty Advisors. Trey Smith and Layne Mayfield of Cassidy Turley Commercial Real Estate Services represented the landlord.

Gecko Green has leased 9,075 square feet of warehouse space in Gateway Business Center, Building 4, 6015 Commerce Dr. in Irving, from Eltz-Gateway LP. Brian Pafford, senior vice president of Bradford Commercial Real Estate Services, represented the tenant. Chris Andler of Property Advisers Realty Inc. represented the landlord.

Rogue Valley Microdevices Inc. has leased 5,000 square feet of warehouse space at 3440 Dalworth St. in Arlington from Tarrant County Properties LLC. Representing the tenant in the transaction were Phil Rosenfeld and Matt Thompson of Colliers International. Brendan Smith, market director of Bradford Commercial Real Estate Services, represented the landlord.

H&R Block has renewed its lease for 2,000 square feet of retail space in Village Square Shopping Center, 732 E. Pipeline Road in Hurst. Representing the tenant in the transaction was Katie O’Toole of Cassidy Turley Commercial Real Estate Services. The landlord, Engelsma LP, was represented by Karen Simon, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Erik E. Blais, market director.

SALES DCT Industrial has purchased 100,423 square feet at Centreport Business Park, 4200 Diplomacy Road in Fort Worth, according to Xceligent Inc. Representing the buyer in the transaction was Henry Miller III of Henry Miller III Commercial Real Estate Services, with D. Conrad Madsen III and Greg Nelson of Lee & Associates representing the seller, Cutler Holdings.
