Real Deals: O.B. Macaroni building in Fort Worth sold to M2G

Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

The 42,000-square-foot O.B Macaroni Co. building at 108 South Freeway in Fort Worth has been purchased by M2G Ventures.

Built in the late 19th century as a stagecoach hotel, the building subsequently was converted into a pasta factory. It stood as the nation’s oldest privately held pasta factory until December 2015.

“We are so thrilled to bring this historic property into its new era. Redevelopment plans are underway,” said Jessica Worman, co-president of M2G Ventures, commenting in a news release.

APARTMENTS CHANGE HANDS

The Verandas at Cityview at 7301 Oakmont Blvd. in Fort Worth has been sold to an undisclosed buyer.

The Davis Companies and Marquette Companies sold the 314-unit apartment property, which they purchased in January 2013 and renovated. Renovations included an outdoor swimming pool, spa, 24-hour fitness center, clubhouse with TV lounge, business center, laundry facility and picnic area.

“We were attracted to Verandas based on its good bones and unique physical position in the immediate submarket,” said Trevor Ryan, director of asset management at Marquette Companies, commenting in a news release.

“This repositioning, combined with our value-enhancing physical improvements, allowed us to increase operations and outperform our total return expectation upon sale,” Ryan said.

Sean Mabarak of SPI Advisory represented the buyer; Dirk Goris, Ryan Reid and Jeremy Faltys of CBRE represented TDC and Marquette Companies.
