Real Deals Oct. 13, 2014 Legacy Marketplace sold

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Legacy Marketplace in Fort Worth sold Legacy Marketplace in Fort Worth has been sold to a limited liability company. Located at 9650 Legacy Drive, the 21,023-square-foot retail property is 86 percent occupied. It was built in 2007 and sits on 2.98 acres. Among its tenants are Dollar Tree, ProCuts, Sally Beauty, Planet Burger and Steam Monkey. Marketing the property on behalf of a private investor was Philip Levy, senior director at Marcus & Millichap Real Estate Investment Services’ Fort Worth office. The buyer also was represented by Levy.

PANTHER FW INVESTMENTS BUYS 256-UNIT APARTMENT COMPLEX IN IRVING Panther FW Investments LLC, in partnership with a local multi-family investment group, has purchased Kensington Park Apartments in Irving. The 256-unit property is at Beltline Road and Country Club Drive. Panther plans to increase rental revenue through interior and exterior upgrades. Panther FW Investments LLC, a Fort Worth-based private real estate investment company, invests in commercial real estate. Tommy Pigg, Doug Kincaid and Ben Loughry launched the firm. VENTURE COMMERCIAL ANNOUNCES SALE OF 4 PAD SITES IN 3 CITIES Venture Commercial has arranged land transactions in Roanoke, Little Elm and Rockwall. Its land division recently represented developer MQ Development Partners in the sale of a 2.2-acre pad site at the Roanoke Gateway development, on the northwest corner of Texas 170 and 114 in Roanoke. Ken Reimer, Edward Bogel and David Davidson of Venture Commercial represented MQ Development in the transaction. Kyle Anz of HGA Holdings represented the buyer, which will develop the site for an On the Border Mexican Grill & Cantina. Meanwhile, Venture also arranged the sale of two pad sites in Little Elm. Clay Mote and Davidson, of Venture, represented the seller, Providence/380 Partners Ltd., in both transactions. The sites will be developed into an automotive business and an emergency care clinic. In the third transaction, Venture arranged the sale of a 3-acre tract in Rockwall. Gary Halbrooks of Venue Properties Inc. represented the buyer, Fenton Motors, which will develop the property into an auto dealership.

An Arlington-based limited liability company has purchased 40,068 square feet for an undisclosed price at 2851 Matlock Road in Mansfield, according to Xceligent Inc. The seller, PD Matlock Center LLC, was represented by Tommy Tucker of Shop Companies. Calvary New Life Fellowship has purchased 4,950 square feet for an undisclosed price at 2715 Northridge Drive in Bedford, according to Xceligent Inc. Representing the seller, Sunset Baptist Fellowship, were Casey Tounget and Theron Bryant of Coldwell Banker Commercial Alliance–DFW. The buyer was represented by Brett Evans of Century 21 Commercial–Judge Fite Commercial.

Leon Capital Group has closed on the sale of the 171-unit Carlyle Apartments and Townhomes at 3200 S. Center Road in Arlington for an undisclosed sum. Centra Partners’ Zac Thomas represented both parties in the transaction.

Pace’s Cove Global Investors LLC has closed on the sale of the 328-unit Pace’s Cove Apartments at 13100 Pandora in Dallas for an undisclosed sum. The seller was Peak Capital Partners of Utah. Centra Partners’ Zac Thomas represented both parties in the transaction. Centra Partners also will manage the property on behalf of the buyer.

A 10,000-square-foot light industrial office-warehouse building in Lewisville has been sold for an undisclosed price to 2009 Horton Family Trust. The property is located at 719 N. Cowan St. Representing the seller, Donna Brown Revocable Trust, was Russ Webb of Silver Oak Commercial Realty. Monica Wofford of Prudential Texas Properties represented the buyer. LEASES Calais Custom Homes has leased 3,084 square feet at Flagstaff Court Office Complex, 430 N. Carroll Ave. in Southlake. LeAnn Brown and Debra Perryman of Silver Oak Commercial Realty represented the landlord and Bob Gibbons with CASE Commercial represented the tenant.

Lickety Split Food Services has leased 1,307 square feet of corporate office space at 420 N. Carroll Ave. in Southlake. Debra Perryman and LeAnn Brown of Silver Oak Commercial Realty represented the landlord.

My Lab DFW has leased 5,379 square feet at 580 Commerce St. in Southlake. Debra Perryman and LeAnn Brown of Silver Oak Commercial Realty represented the landlord.

BPS Just Energy Technology has leased 3,000 square feet at Hart Industrial Park, 1609 Hart St. in Southlake. Debra Perryman and LeAnn Brown of Silver Oak Commercial Realty represented the landlord.

PAE Applied Technologies has leased 35,257 square feet of office space in One Ridgmar Centre at 6500 West Freeway in Fort Worth. Jeff Pappas and Susan Arledge of Cresa Dallas represented the tenant in lease negotiations. Phil Sandlin of NavStar Commercial LLC represented the landlord, NNN One Ridgmar Centre LLC.

Daltile has leased 15,806 square feet at 720 Industrial Blvd. in Grapevine, according to Xceligent Inc. The tenant was represented by Nathan Lawrence of CBRE. Representing the landlord was Michael Spain of Bradford Commercial Real Estate Services–GSW Office.
