Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Presidio North has been sold to a locally owned development partnership that is planning to transform the 90-acre Fort Worth property into the city’s next mixed-use project, to be known as The Citadel.

Steve Williamson of Transwestern represented the seller, Las Vegas-based Diversified Real Estate Group, and the buyer, a partnership controlled by De La Vega Group.

“We had several parties interested in this high-profile site, but De La Vega was the most qualified developer with the vision and financial capability to build a quality, innovative mixed-use project,” Williamson said in a news release.

When De La Vega’s project is completed, total retail space in the North Fort Worth submarket will exceed 2 million square feet, Williamson added.

Presidio North is at the southwest corner of Interstate 35-W and Heritage Trace Parkway. Transwestern has been retained to provide marketing and leasing services for The Citadel, which will feature 500,000 square feet of retail, restaurant, hotel and entertainment space.

AIRPORT CENTRE I & II SOLD

Airport Centre I & II, located where state highways 121 and 183 converge in Bedford, has been sold to Stanton Road Capital.

The office property offers two, two-story buildings with 251,168 square feet of combined net rentable space and an overall parking ratio of 5.8 per 1,000 square feet. With an 81.6 percent occupancy rate, the property serves as headquarters for Warrantech Corp.

Stanton Road Capital purchased the asset from Allegiancy Houston LLC for an undisclosed sum. Eric Mackey, Gary Carr, John Alvarado, Jared Chua, Robert Hill and Pete Van Amburgh of CBRE represented the seller.

SALES

An unnamed investor has purchased a 6,800-square-foot office building at 6800 Manhattan Blvd., Building No. 5 in Fort Worth. The investor plans to lease the space to multiple office tenants, according to Colt Power of NAI Robert Lynn-Fort Worth, who represented the seller.

Forum Way Investments LLC has purchased a 138,000-square-foot office-warehouse property at 1200 Forum Way South in Fort Worth from SkyWalker Property Partners, acting on behalf of Hangover Opportunity Fund. Theron Bryant of Coldwell Banker Commercial Advisors represented the seller. Chance Olin of Holt Lunsford Commercial represented the buyer.
