Real Deals: Pronto Delivery renews, expands lease

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Pronto Delivery renews, expands in Great Southwest Pronto Delivery courier service has renewed and expanded its lease for 34,132 square feet at Great Southwest Industrial District in Arlington and Grand Prairie, ending a seven-month search for newer warehouse space in the marketplace. The lease brings the Arlington- and Houston-based company 10,388 more square feet in addition to its 23,744-square-foot facility at 1034 Avenue M in an early renewal with Proterra Properties Inc. The as-is contiguous space pushes the 69,748-square-foot warehouse to 100 percent occupancy. Representing Proterra in the transaction were in-house brokers Chris Bly and Dan Lawson. “We were looking for newer space and had a few proposals out. Then, Proterra made us an offer that we couldn’t refuse, so we stayed,” said Brendan Smith, market director of Dallas-based Bradford Commercial Real Estate Services, in a news release. Pronto Delivery offers courier services, third-party logistics, freight shipping, distribution and warehousing. It operates 38 distribution and storage locations in Texas.

PANTHER CITY FITNESS LEASES WEST VICKERY SPACE Panther City Fitness, dba Crossfit Ironhorse, has leased 8,900 square feet at 5200 W. Vickery Blvd. in Fort Worth. Representing the tenant in the transaction was Trey Neville of Transwestern. Gary Vasseur of Coldwell Banker Commercial Searcy Vasseur Group represented the landlord, GSX Assets LP.

GOLDEN BEACH MARKETPLACE SOLD TO PERSONAL TRUST Golden Beach Marketplace in northeast Fort Worth has been sold. An out-of-state personal trust bought the 21,350-square-foot property at 10716 N. Beach St. Jason Vitorino of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. Jeff Smith, also of Marcus & Millichap, procured the buyer. Arranging the financing was Michael Laurencelle, also of Marcus & Millichap. SALES Gerald Auto Sales has purchased 17,750 square feet of space at 5213 Airport Freeway in Haltom City for an undisclosed price, according to Xceligent Inc. t The seller, RLB Auto Group, was represented in the transaction by Chris Stewart and Nathan Vasseur of Coldwell Banker Commercial Searcy Vasseur Group-Fort Worth. Spencer Hodge has purchased 7,500 square feet at 843 Southway Circle in Fort Worth for an undisclosed price, according to Xceligent Inc. Representing the seller, RJR Group LLC, in the transaction were Michael Newsome and Todd Hubbard of NAI Robert Lynn. LEASES Fanatics has leased 1,760 square feet at 2231-2249 E. Division St. in Arlington, according to Xceligent Inc. The landlord, Realty Associates Fund VII LP, was represented in the transaction by Dan Lawson and Chris Bly of Proterra Properties Inc. Goza & Carreras PC has leased 806 square feet at The Landmark, 2201 N. Collins St. in Arlington. Representing the tenant and landlord, Collin St. Properties, in the transaction was Erik Blais of Bradford Commercial Real Estate Services. Paragon Brokerage Inc. has leased 14,382 square feet at Heritage Business Park VII, 720 Industrial Blvd. in Grapevine, according to Xceligent Inc. Representing the tenant and landlord, KTR DFW LLC, in the transaction was Michael Spain of Bradford Commercial Real Estate Services. Jones-Blair Co. has leased 9,625 square feet at Railhead Business Station, 500 Railhead Road in Fort Worth, according to Xceligent Inc. Bob Lazenby of Legacy Realty Group represented the tenant and Nick Talley of Bradford Commercial Real Estate Services-Fort Worth represented the landlord, Sun Life Assurance Co. Southside Trim has leased 38,550 square feet at Centreport 4, 4300-4302 Buckingham Road in Fort Worth, according to Xceligent Inc. Representing the tenant in the transaction were Blake Anderson and David Eseke of Cassidy Turley. McAlister’s Deli has leased 3,500 square feet at Heritage Trace Plaza, 3529 Heritage Trace Parkway in Fort Worth, according to Xceligent Inc. Representing the tenant in the transaction were Bryan Dyer and Trip Green of Woodmont Co.-Fort Worth. Roger Smeltzer and Barrett England of Vision Commercial Real Estate represented the landlord, JBL Asset Management. Sports Medicine has leased 1,300 square feet at The Oaks, 4275 Little Road in Arlington, according to Xceligent Inc. Randy White of Randy White Management representing the landlord in the transaction. Bluesource Inc. has leased 2,995 square feet at 1900 Enchanted Way in Grapevine, according to Xceligent Inc.
