Real Deals: Ridgmar Village new tenant

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Ridgmar Village Shopping Center gains Texas-sized tenant The state of Texas has leased 25,743 square feet at Ridgmar Village Shopping Center, a 91,795-square-foot retail and office complex adjacent to Ridgmar Mall in west Fort Worth. The lease is for a minimum of 10 years. About half the space will be occupied by the Department of Health and Human Services and the balance by the Department of Family and Protective Services. Representing the state in the transaction was Sean Sunby of CBRE-Dallas. Clint Montgomery of Sperry Van Ness-Visions Commercial represented Ridgmar Village Shopping Center.

GREENBRIER COMPANIES INC. OPENS COLLEYVILLE HUB The Greenbrier Companies Inc. has leased 6,000 square feet of office space in Colleyville, creating a regional hub for the Oregon-based company. “Our Dallas-Fort Worth hub positions Greenbrier at the center of the burgeoning energy markets that we expect will be a major driver of our business for years to come,” said chairman and CEO William A. Furman in a news release. The company supplies transportation equipment and services to the railroad industry. Its Colleyville site is at 99 Main St., Suite 200. In June, eight employees focused on product development, engineering and retrofit design work for tank cars will work from the center. In the coming year, Greenbrier plans to hire additional employees based at Colleyville in engineering or commercial positions. “Our Colleyville staff has product development expertise and strength in engineering,” Furman said. The company employs almost 500 people in Texas, Louisiana, Alabama and Florida. The Colleyville location pushes the company’s full-time Dallas-Fort Worth workforce to more than 230 employees, including those at Greenbrier Leasing Co. in Fort Worth and Greenbrier Repair Services in Cleburne. AMBERWOOD APARTMENTS SOLD Amberwood Apartments at 800 Hamsted St. in Fort Worth has been sold. The buyer’s identity was not disclosed. Representing the seller, a private investor, in the all-cash transaction were Mark Allen and John Barker of Marcus & Millichap. Mason Green, also of Marcus & Millichap, secured the buyer.

BEALLS OPENS IN GRAPEVINE Bealls has opened a 25,000-square-foot location at Grapevine Town Center at Texas 114 and William D. Tate Avenue in Grapevine. Arranging Bealls’ lease was The Weitzman Group, with Cencor Realty Services managing the property.

SALES The Salvation Army has purchased 13,000 square feet at 1303 E. Abram St. in Arlington, according to Xceligent Inc. The seller, 1305 East Abram LLC, was represented in the $900,000 transaction by Sam Beys of Preston Commercial Group. TFG Burleson LP has purchased 7.4 acres on the northwest corner of FM 1187 and Interstate 35W in Fort Worth, according to Xceligent Inc. Representing the seller, Texas BDRC Return LLC, in the $2.4 million transaction was Lester Day of Transwestern-Fort Worth. Airtex Air Co. has purchased 11,200 acres at Fairway Plaza, 7105 Golf Club Drive in Fort Worth, according to Xceligent Inc. The purchase price was not disclosed. Representing the buyer in the transaction was Scott Lowe of Vision Commercial Real Estate.
