Real Deals: Riverbend Center industrial-flex property sold

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Riverbend Center in northeast Fort Worth has been sold to Riverbend Complex LLC. The industrial-flex property is located at 2301-2435 Gravel Drive and 7401-7445 Pebble Drive. The purchase price was not disclosed. Representing the seller, Klabzuba Realty LLC, were Steve Rowland, Jeff Givens and Tracy Georges of Transwestern. Todd Lambeth of Colliers International represented Riverbend Complex. The 188,355-square-foot, four-building property was 90 percent occupied at the time of sale.

Epic Pavers buys site

in Euless for new HQ

Epic Pavers Inc. has acquired a 2.4-acre Euless site for its new headquarters and design showcase for its services.

The property, which includes a vacant house, is at 12208 S. Pipeline Road across the street from Cooper’s Golf Park and near Softball World and Dr Pepper Starcenter.

Epic Pavers plans to renovate the house and land to showcase its craftsmanship in building and designing patios and pool decks, among other architectural features. The business plans to relocate from central Arlington to Euless in about 90 days.

“They were looking a long time in the Mid-Cities. This is a great visible location,” said Chris Mendez of Coldwell Banker Commercial Alliance DFW, the buyer’s representative, commenting in a news release.

“The high drive-by traffic is what grabbed their attention,” Mendez said.

The seller, Walking T. Ranch LP, was represented by Theron Bryant and Casey Tounget of CBCA DFW.

Fossil Creek Station

gains 3 new tenants

CelSana LLC, Blue Star Consulting and accountant Scott Boyd have leased space at Fossil Creek Station in north Fort Worth.

Each tenant leased 1,091 square feet in the 11,868-square-foot complex at 6642 N. Riverside Drive.

Fossil Creek Station comprises four office buildings just north of Loop 820 and east of Interstate 35W off Western Center Boulevard.

Representing property owner Value Builders Inc. in all three transactions was Clint Montgomery of Sperry Van Ness/Visions Commercial.

“Tenants are very drawn to the Fossil Creek area for its quick access to major freeways and the booming Alliance corridor,” Montgomery said in a news release. “Leasing activity is really starting to heat up in that region of Fort Worth, especially in the office market.”

Animal Doctors of North Texas PLLC has purchased a 28,400-square-foot tract with a 3,295-square-foot building at 996-998 Winscott Road in Fort Worth. Olga Clayton of Ebby Halliday Realtors represented the buyer. Nathan Vasseur of Vasseur Commercial Real Estate Inc. represented the seller, Trinstar Holdings LLC.

Leases

Olympus Property has leased 9,565 square feet at The Tower, 500 Throckmorton St. in Fort Worth, according to Xceligent Inc. Frank Taylor of Jones Lang LaSalle-Fort Worth represented the landlord.

Regency Energy Partners has leased 8,910 square feet at The Carnegie, 421 W. Third St. in Fort Worth, according to Xceligent Inc. William Booker and Robert Gamblin of Sundance Square Management represented the landlord.

All My Sons has leased 7,400 square feet at 2201 E. Loop 820 N. in Fort Worth, according to Xceligent Inc. Scott Jackson and Shane Strickland of Hudson Peters Commercial represented the landlord.

Automotive Finance Corp. has leased 5,000 square feet at 820 Business Park, building 11, 3000-3022 Southeast Loop 820 in Fort Worth, according to Xceligent Inc. Patrick Hunter of Hunter Commercial Properties represented the landlord.

Crosslink Powder Coating has leased 12,280 square feet at 700 Missouri Ave. in Fort Worth, according to Xceligent Inc. The tenant and landlord were represented by Todd Hawpe of Transwestern-Fort Worth.

Tandy Leather has leased 3,900 square feet at Sanko Plaza, 6900 Denton Highway in Watauga, according to Xceligent Inc. Jon McDaniel and Bobby Montgomery of NAI Robert Lynn retail division represented the landlord.

Crosspointe Dental has leased 2,114 square feet at Mansfield Town Center (West), 2041 N. Highway 287 in Mansfield, according to Xceligent Inc. (agent’s name?) Bradford Commercial represented the tenant. Bryan Dyer of Woodmont Co.-Fort Worth represented the landlord.
