Real Deals: Roofing contractor buys expansion site

The Bombay Co.’s former Fort Worth headquarters building has been sold, with private equity fund Diversified International Partners snapping up the seven-story, 122,828-square-foot structure at 550 Bailey St.

The property includes an adjacent multi-level parking garage and surface parking, which has an overall parking ratio of 3.5 per 1,000 net rentable square feet.

Transwestern Investment Group, on behalf of Diversified International Partners, purchased the asset for an undisclosed price. Gary Carr, John Alvarado, Eric Mackey and Robert Hill, with CBRE Group Inc.’s Dallas office investment group, represented the anonymous seller.

Fort Worth roofing contractor buys expansion site

Ramon Franklin LLC of Fort Worth has acquired a three-building office-warehouse property from Chapel Heights Properties LP to expand its commercial roofing and architectural sheet metal business.

The property, located at 117 Roberts Cut Off Road in west Fort Worth, will undergo interior and exterior upgrades in the next three months, according to the buyer’s broker, Theron Bryant of Coldwell Banker Commercial Alliance DFW. The trio of buildings – a former residential home and two metal warehouses – totals 15,500 square feet on a single-acre fenced tract.

“This is an up-and-coming area that’s beginning to see a significant amount of new residential development and numerous commercial properties being redeveloped,” said Bryant in a news release.

Bryant partnered with Casey Tounget, also with CBC Alliance DFW, to negotiate the purchase. Representing the seller was Dale Erwin of Keller Williams Commercial.

Ramon Franklin was seeking potential locations in west Fort Worth when the CBC Alliance DFW team noticed the commercial site.

“When they toured it, they knew it met their needs,” Bryant added.

The property was developed in 1970 for single-family use. Its zoning classification later was changed to commercial.

Ramon Franklin’s operations currently are located at 3027 Ramona Drive, about four miles southeast of Roberts Cut Off Road. Only the commercial group will relocate.

In Grand Prairie sold

Arioso Apartments in Grand Prairie has been sold to The Hayman Co. The 288-unit property is located at 3030 Claremont Drive in Grand Prairie, near the intersection of Interstate 20 and Texas 360.

The seller, JPI, was advised in the transaction by Will Balthrope and Drew Kile with Institutional Property Advisors, a division of Marcus & Millichap Real Estate Services Inc.

Irving-based JPI develops, buildings and serves as investment manager of Class A multifamily assets nationwide. The Hayman Co., based in Michigan, is a privately owned commercial real estate organization.

Constructed in 2007 on 13.5 acres, the apartment complex offers nine floor plans and 52 condominium-quality townhomes. The average unit size is 976 square feet.

Weir’s Furniture expands

showrooms in 3 area stores

Weir’s Furniture is expanding its Southlake, Plano and Farmers Branch retail showrooms by about 27,000 square feet.

The three outlet locations each have rearranged existing space to open additional room for their customers.

The Southlake and Plano stores each will add almost 5,500 square feet, with Farmers Branch expanding by about 16,000 square feet.

The additional space will allow the retailer to offer more selection while reorganizing product categories to better serve shoppers, according to a company news release.

Irving, Flower Mound gain

industrial warehouse space

Irving and Flower Mound boast new industrial warehouses thanks to newly completed facilities by McKinney-based MYCON General Contractors.

In Irving, Parc Royal spans four buildings at 3700 W. Royal Lane. And in Flower Mound, Lakeside Ridge Distribution Center offers one building at 1201 Lakeside Parkway and another at 501 Gerault Road.

“Owners and developers today are seeking strong project teams that can move quickly and cost-effectively to build these new industrial facilities,” said John Riggins, vice president of office and industrial for MYCON, commenting in a news release.

“With the growth in the North Texas region, we anticipate continued construction activity over the next several years in this market niche,” Riggins said.

Parc Royal is a 511,600-square-foot, master-planned industrial park on a 30-acre tract. The design-build project team included developer Jackson-Shaw, GSR Andrade Architects Inc., civil engineer Halff Associates Inc. and MYCON General Contractors.

Lakeside Ridge Distribution Center comprises two tilt-wall buildings featuring office and warehouse space with combined square footage of 453,300 square feet. Both projects were completed in fewer than 9 months, according to Riggins. The project team included owner-developer Crow Holdings, construction manager Pritchard Associates, AZIMUTH Architecture, civil engineer Pacheco Koch and MYCON General Contractors.

Medical office building

planned for Mansfield

About one acre has been purchased in Mansfield for a 9,000-square-foot medical office building at 951 Matlock Road. The name of the local buyer was not specified. Jim Turano of Henry S. Miller Brokerage’s office division represented the buyer. The seller, Oaks #9 Partners Ltd., was represented by Ryan Dodson.

Venice Ltd. has sold the 33,979-square-foot Northridge Court Shopping Center on nearly 2.3 acres at 2741 E. Belt Line Road in Carrollton to Zimmerman Enterprises LLC. Representing the seller were Leigh C. Richter and Kevin J. Santaularia of Bradford Commercial Real Estate Services. Evan Bloom of Street Commercial LLC represented the buyer.
