Real Deals: SCSI Stuff renews lease

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. SCSI Stuff renews lease, keeps Grapevine office park at full occupancy SCSI Stuff LLC has renewed its lease at Heritage Business Park in Grapevine, maintaining the Grapevine corporate park’s full occupancy rate. The technology company occupies 14,969 square feet in Building 6, 800 Industrial Blvd., using the space for its headquarters and operations hub. As part of the deal, 900 square feet of the warehouse area will be converted into a test room. “SCSI Stuff did look extensively at the market. The decision to stay was rate-driven,” said Michael W. Spain, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. Spain represented the owner, KTR Capital Partners of New York, in the transaction Representing SCSI in the deal was Tyson Erwin of NAI Robert Lynn Co. The lease renewal comes as SCSI marks its 10th year as an Internet technology solutions provider for small-to-medium-sized companies. Heritage Business Park offers Class A space in seven buildings. Developed between 1999 and 2002, it occupies almost 108 acres on the Grapevine-Southlake border in the Dallas/Fort Worth International Airport submarket. KDC TO BUILD HEADQUARTERS FOR TOYOTA IN PLANO Dallas-based developer KDC Real Estate Development & Investments has announced plans to build the new Toyota Motor Co. headquarters in Plano. “We are proud to be partnering with Toyota on the development of its new home in North America,” said Steve Van Amburgh, KDC CEO, in a news release. The $350 million Toyota campus will be home to the company’s North American headquarters, which is being relocated and consolidated from locations in Southern California, Kentucky and New York. Toyota plans to move into the Plano facility in 2016 and 2017. The campus will be built on 100 acres at the southwest corner of Texas 121 and Legacy Drive. The project will encompass more than 1 million square feet. Meanwhile, KDC is developing the State Farm Insurance campus in Richardson and is working on an urban village project in Legacy West, near the Toyota headquarters site and the nearby FedEx headquarters property.

SUN RIDGE APARTMENTS SOLD Sun Ridge Apartments in Fort Worth has been sold to a limited liability company. The 99-unit property at 6608 South Freeway attracted multiple offers and closed at 99 percent of the asking price, according to Marcus & Millichap Real Estate Investment Services. The sale price was not disclosed. Marketing the property on behalf of the seller, a private investor, were John Barker, vice president of investments, and Alexander Skotarek, an associate, in Marcus & Millichap’s Fort Worth office.

Representing the buyer in the transaction was Jennifer Tran of Avignon Realty. Representing the seller, J. Wayne Robinson and Jake W. Leissner, was Nick Talley of Bradford Commercial Real Estate Services-Fort Worth. James Bennett has purchased 1.65 acres for an undisclosed price at 5033 Sun Valley Road in Fort Worth, according to Xceligent Inc. The seller, Jess Cole, was represented in the transaction by Gary Vasseur of Coldwell Banker Commercial Searcy Vasseur Group-Fort Worth.
