Leon Capital Group, a Dallas-based investment company with a focus on real estate, has sold two multifamily assets in Benbrook to Madera Residential: 168-unit Hillstone on the Trail and 166-unit Hillstone Trinity Oaks.

“Hillstone on the Trail and Hillstone Trinity Oaks provide residents with the unbeatable combination of easy access to Fort Worth’s art and culture, its incredible restaurants, shopping and entertainment offerings, plus proximity to the Trinity trails/river system,” said Chance Taylor, vice president-multifamily, Leon Capital Group. “This location offers the best of all worlds, along with a great quality of life.”

Leon Capital acquired both properties in June 2015 and invested in upgrades, including remodeled 1- and 2-bedroom floor plans with interior design features such as wood flooring, brushed nickel hardware, upgraded appliances and designer paint colors. A full exterior renovation of both properties was also completed. Both properties now feature stone façades, resort-style swimming pools and amenity areas.

LEASES

American Defense Systems, a residential and commercial security provider, has leased 15,500 square feet on the second floor of The Rosemont building at 2701 Brown Trail in Bedford. The new location is expected to open in October. Roger Smeltzer of Vision Commercial represented the landlord, PCG. American Defense Systems was self-represented.

Sector 7 Petroleum has leased 8,100 square feet of distribution space at 756 Port America Place, Grapevine, from Stockbridge Port America LP. Brian Pafford and Jason Finch of Bradford Commercial Real Estate Services represented the tenant. Gil Stroube of Lincoln Property Co. represented the landlord.

LEC Management Inc. has leased 4,874 square feet of office flex space in Southpoint Plaza, 2115 E. Division St. in Arlington, from GNS Foods Inc. Michael W. Spain and Jim Ferris of Bradford Commercial Real Estate Services represented the landlord. Josh Meraz with Bradford represented the tenant.

Opus Fine Mill Work leased 4,500 square feet at Riverbend Business Park, 2501 Gravel Drive, Fort Worth. Donnie Rohde and Keaton Duhon of Holt Lunsford Commercial represented the landlord, Riverbend Properties.

Darwish Otrok leased 2,000 square feet at Riverbend Business Park, 2501 Gravel Drive, Fort Worth. Donnie Rohde and Keaton Duhon of Holt Lunsford Commercial represented the landlord, Riverbend Properties.

CB Boardingham leased 1,000 square feet at 3201 E. Pioneer Parkway, Arlington. Keaton Duhon of Holt Lunsford Commercial represented the landlord, 303 Associates.

Tam Ngo leased 1,000 square feet at 3201 E. Pioneer Parkway, Arlington. Keaton Duhon of Holt Lunsford Commercial represented the landlord, 303 Associates.

Hunt, Guillott & Associates leased 1,770 square feet at Ridglea Place, Fort Worth. Jake Neal and Matt Carthey of Holt Lunsford Commercial represented the tenant. John Grace of Colliers International represented the landlord, GNL Ridglea.

Texas Industrial Security leased 1,352 square feet at Mallick Tower, 101 Summit Ave., Fort Worth. Geoff Shelton and Marshall Mays of Holt Lunsford Commercial represented the landlord, Mallick Tower Inc.

Strawberry Creek Services recently leased about 2,950 square feet of office space for corporate offices at 5583 Davis Blvd. in North Richland Hills. Don D. Phifer of Phifer & Associates Inc. represented the landlord, Iron Horse Properties Management.
