Real Deals: SkyWalker acquies two commercial properties

Upping its game to acquire commercial properties, SkyWalker Property Partners has snagged an office building in New Mexico and a retail property in South Texas for the portfolios of two managed funds.

“This is our first acquisition outside Texas. We’ve found pricing and opportunities that we really like in New Mexico and beyond our core territory of the Dallas/Fort Worth metropolitan area,” said Clint Holland, acquisitions director for SkyWalker Property Partners.

The Arlington-based investment group has closed on a 25,509-square foot office building at 2945 Rodeo Park Dr. E. in Santa Fe for When Opportunity Knocks LLC and a 17,520-square foot net-leased retail and warehouse property at 209 Park Place Blvd. in Kenedy, southeast of San Antonio, for Cash Flow Fever LLC.

Mark Graybill and Colton Rhodes of DFW Lee & Associates represented the purchaser, a private investor, in a 26,400 square foot office building sale at 405 S Nolen Drive, Southlake. The owner, Pony Investments LLC, was represented by Castle Development.

Marcus & Millichap has announced the sale of Park Row East, a 205-unit apartment property located in Arlington, according to Mark McCoy, sales manager of the firm’s Fort Worth office.

Al Silva, senior managing director in Marcus & Millichap’s Fort Worth office, had the exclusive listing to market the property on behalf of the seller, a Dallas-based investment group. The buyer, also a Dallas-based partnership, was secured by Silva as well. The property attracted multiple offers during a 4-week marketing process and the sale closed fewer than 60 days after an agreement was reached. Over $1.8 million in capital improvements had been completed recently at the property, and the new owners plan to make further improvements to provide a better living environment for area residents.

Park Row East is located at 3201 East Park Row Drive in Arlington, Texas just east of Highway 360 and south of Interstate 30.

LEASES

Robert Miller of Lee & Associates Dallas/Fort Worth represented the tenant, GXI Outdoor Power in the 51,600 square foot lease at 7439 Pebble Dr. in Fort Worth. The landlord, Riverbend Complex LLC, was represented by Todd Lambeth of Wingert Commercial Real Estate.

Woodcrest Capital’s newest retail center located in Pantego, Village Park, has added Active Cooking. They will be occupying the 5,522 square foot anchor restaurant space of this property. Taylor Marks with Woodcrest Capital represented the landlord in the transaction.

Sara’s Secret is the newest tenant at Park Glen Summit, a Woodcrest Capital owned center located in Fort Worth. With the addition of this tenant, the center is now 100 percent occupied.

Fish City Grill has inked a deal for its newest location at Old Town Station in Burleson. Fish City Grill will be occupying the 3,800 square foot endcap of restaurant space in the brand new Class A restaurant destination situated at the intersection of Interstate 35 South and Renfro Street in the Old Town district of Burleson. Fish City Grill is joining Rio Mambo, The Rim, First Impressions, Ol’ South Pancake House and others in the development. Taylor Marks of Woodcrest Capital represented the landlord in this transaction.

Coco Shrimp LLC has leased 1,437 square feet at 305 S. Main St., the Main + Broad development in Fort Worth. Amber Calhoun and Trey Neville of Graham Property Brokerage LLC represented the tenants. KCPII Funds LLC is the landlord.

The duo also represtented Bearded Lady, Inc.

dba The Bearded Lady, a bar and restaurant, that recentely relocated to the 3,360 square feet in the ABC Flag Building at 300 S. Main St. in Fort Worth. The landlord is S. Main ABC LLC.

From shrimp to beer to donuts, Calhoun and Neville also represented Funky Town Donuts LLC dba Funky Town Donuts who leased 1,248 square feet of space in the Wagner Oil Building at Sundance Square. Cotulla LLP is the landlord.

The duo also represented the landlord, FunkyTown Development LLC in the lease of 2,950 square feet at the Near Southside Mercantile building at 1217 8th Ave. in Fort Worth. The lessee, Ramen King FW LLC dba Wabi House was represented by Dennis Leibovitz of

The Retail Connection.

They represented both the tenant and landlord in the same building as FTD JayMel LLC dba Soul Sweat Yoga leased 5,300 square feet of sweat space.
