Real Deals: Social House prepares for Fort Worth opening

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Social House plans mid-November opening Social House has leased 5,045 square feet at in Fort Worth’s West 7th district, according to Xceligent Inc. The site, at 840 W. Currie St., was formerly the Brownstone restaurant. Representing the landlord in the transaction were Mike Geisler, Don Miller and Easley Waggoner of Venture Commercial-DFW. According to a Social House spokeswoman, the Fort Worth location expects to open in the middle of November. Social House has two locations currently, one in Dallas and one in Addison, and offers 100 beers on draft. Social House’s food focuses on southern and Texas flavors.

$15M SENIOR LIVING FACILITY PLANNED Avanti Senior Living, a developer and operator of senior living communities based in The Woodlands, will build a $15 million, 77,000-square-foot assisted-living and memory-care complex in Flower Mound. The company plans to break ground on Avanti at Flower Mound in January, and anticipates the first of 90 residents in early spring 2016. The new senior community will be located north of Cross Timbers Road and Long Prairie Road. Avanti is partnering with architects at PRDG, interior designers at studioSIX5, and brokers and developers at Cypressbrook Company to build the facility. “We are excited to pioneer a whole new concept for assisted living and memory care by combining technology, quality care and innovative design,” said Avanti co-founder and CEO Tim Hekker. “Our goal is to build and manage a community where residents live with independence, choice and endless opportunities to socialize.” Amenities will include a state-of-the-art wellness center with ballet bar and fitness equipment, a theater, a full-service salon and spa, and an art studio with a stone wall for the residents to display artwork. The complex will offer 50 assisted-living and 40 memory-care suites. One- and two-bedroom suites will feature wood flooring, expansive windows, walk-in closets, oversized showers, stone countertops and upgraded finishing on plumbing and appliances. In addition, RFID keyless entry will allow residents to enter and leave their suites without worrying about carrying their keys. Avanti Senior Living was started in 2013. The company plans to initially build its communities in Texas, Florida and Louisiana, according to a news release. – Betty Dillard

WAL-MART OPENS ON JACKSBORO HWY A new Wal-Mart Supercenter at 2245 Jacksboro Highway in Fort Worth opened on Oct. 22. The store is expected to create about 300 new jobs in the area. The grand opening festivities included an appearance by Mayor Pro Tem Sal Espino and the North Side High School Mariachi Band. Wal-Mart also presented $8,000 in grants to community organizations. They included the Fort Worth Fire Department, Score a Goal in the Classroom, North Side High School Mariachi, Castleberry High School Choir, The Stokes Christian Boys Home, Tarrant County Samaritan Housing Inc. and The Kid Next Door Foundation. The store manager is Lonnie Brown, who began his Wal-Mart career in 2003 as an hourly worker. “I am so proud of my team for bringing this new store to life,” said Brown. “We look forward to serving the Fort Worth community.” The store is about 186,000 square feet and offers a grocery and pharmacy along with retail items. – Robert Francis

EL FENIX PLANNED IN WEATHERFORD El Fenix Mexican Restaurant kicked off construction for its newest location in Weatherford, which is expected to open in the spring. Groundbreaking was on Oct. 8, attended by Weatherford Mayor Dennis Hooks; Tammy Gazzola, president of the Weatherford Chamber of Commerce; and Mike Karns, president of El Fenix Corp.; Steve Chambers, director of field operations, El Fenix; and Brandon Whitten, general manager, Weatherford El Fenix. The group turned the dirt with oversized forks in lieu of traditional shovels. The 5,944-square-foot building at 315 Adams Drive will seat 242 diners. El Fenix was acquired by Firebird Restaurant Group in 2008 and was refurbished at the time. – Robert Francis
