Cold storage facility lowering temps in South FW
Hunt Southwest Real Estate Development has completed site work and is now in building design on a 300,000-square-foot, speculative cold storage facility in far south Fort Worth. The facility can accommodate a variety of cold storage uses, including freezer, cooler, foodservice/grocery tri-temp distribution and food processing. Hunt Southwest expects to receive a building permit in about two months. Once construction begins, the building should be ready in about nine months.
Located at 8200 Will Rogers Boulevard in the Carter Industrial Park, the site provides prime access to the interchange of major north-south and east-west transportation arteries, Interstate 35W and Interstate 20.
“This is a rare opportunity for a food distributor, public refrigerated warehouse, or manufacturer to capitalize on a highly strategic location, with best-in-class, new-construction amenities,” said Hunt Southwest Vice President T. Preston Herold.
“The future tenant will be in great company in a vibrant industrial park that already has an extensive food industry presence with world-class corporations such as Tyson Foods, Mrs. Baird’s Bread, the Schwan Food Company, Mother Parker’s Tea & Coffee, Ben E. Keith Foods & Beers, Lineage Logistics, Core-Mark, Save-A-Lot and MillerCoors Brewing,” Herold said in a news release.
Some planned key features include a 45-foot clear height, a nine-inch-thick shrinkage-compensating floor slab, continuous dock pit with vertical storing levelers, LED lighting throughout, ample automobile and trailer parking, and the ability to be served by rail.
The space can accommodate a single-tenant 300,000-square-foot unit, a two-tenant arrangement with two 150,000-square-foot units or a two-tenant arrangement with one 200,000-square-foot unit and one 100,000-square-foot unit.
Kevin Kelly of CBRE’s Food Facilities Group will market the facility.
Dallas-based Hunt Southwest is a joint venture between Hunt Midwest and Unity Hunt. It is the second real estate development enterprise founded by the Lamar Hunt family, after Hunt Midwest, which was established in 1985.
The Hunt family business is a diverse portfolio of entities involved in real estate, sports/media, energy/resources, private equity and investments. Other marquee entities include the Kansas City Chiefs, FC Dallas Soccer Club, Toyota Stadium, Chicago Bulls and United Center.
BASEBALL COLUMNS
The pouring of concrete columns for the Texas Rangers’ new Globe Life Field began on Feb. 27 and is expected to be completed by early fall. A total of 725 structural columns will ultimately be built using about 6,575 cubic yards of concrete.
The work is being overseen by Manhattan Construction Co., the construction manager of the project.
Excavation on the new baseball field in Arlington is nearly complete. About 1.3 million cubic yards of dirt is being removed from the site in an estimated 97,000 total truck loads over five months.
The new 1.7 million-square-foot ballpark will be located on 13 acres just south of the current Globe Life Park. It will include a retractable roof for climate control and shelter for fans during the hot summer months. Seating capacity is about 40,000 and it scheduled to open in March 2020. HKS is the design architect for the project.
MERCEDES-BENZ FINANCIAL
BREAKS GROUND AT ALLIANCE
Mercedes-Benz Financial Services USA LLC broke ground on Feb. 27 on its new build-to-suit 200,000-square-foot facility at AllianceTexas, a 26,000-acre, master-planned, mixed-use development in north Fort Worth. The state-of-the-art, greenfield building will serve as Mercedes-Benz Financial Services’ national business operations center.
“Texas has played an important role in our history, and we are excited to continue and grow our presence in this great state with a new contemporary, technologically advanced operations center,” said Peter Zieringer, president and CEO of Mercedes-Benz Financial Services. “The new facility enhances our ability to provide a dynamic atmosphere that inspires and excites our employees.”
The four-story modern industrial building is designed to complement the surrounding landscape and enhance productivity by creating an environment for greater employee collaboration.
The open community space in the heart of the building was designed as an atrium to allow ample natural daylight with unobstructed views of the nearby lake, which is within walking distance of the office. The location will give employees direct access to amenities including health and wellness programming, organized sports and connectivity to a walking trail around the lake.
BOKA Powell, a Dallas-based design firm, is the design architect and architect of record for the shell building and site development. Its work will include master planning, programming, core and shell design, documentation and construction administration. BOKA Powell also designed the previous two buildings occupied by Mercedes-Benz Financial Services in the greater Dallas-Fort Worth area.
“When designing Mercedes-Benz Financial Services’ building, we wanted to create a unique experience for employees from the moment they walk into the bright, naturally lit atrium to the time they enjoy lunch on the outdoor plaza,” said John Orfield, principal-in-charge at BOKA Powell. “Tapping into everything the surrounding area has to offer, the new building will encourage employees to take in scenic views and get involved with programmed events and group activities.”
In alignment with Hillwood’s environmental stewardship focus, the development’s architecture and landscaping will incorporate the use of native materials and elements to reduce its carbon footprint. Selecting drought-resistant plants and using a drip irrigation system will help with water conservation.

Construction is scheduled to be completed in early 2019.
JLL Fort Worth Project and Development Services of Dallas will oversee the project, including facilitation of the shell building, site development and interiors planning, and FF&E.
SmithGroupJJR Dallas and Detroit Workplace Studios will provide programming, workplace strategy, interior architecture and design services and will serve as the architect of record for the interior.
The lease agreement process was supported by Cushman & Wakefield.
DENTON COUNTY GETTING
ALLIANCE SPEC BUILDING
Hillwood has started on the first of several buildings planned at Alliance Northport in southern Denton County. This could be the first spec building by Hillwood to get underway this year.
Hillwood announced Feb. 22 that it will build Alliance Northport 3, a speculative industrial building with more than 1.03 million square feet located at Alliance Northport, a 260-acre sector of the development in Northlake.
The site can accommodate more than 1.2 million square feet and provide additional trailer storage when fully expanded, Hillwood said.
The addition of Alliance Northport 3 adds next generation or modern, flexible industrial space to the AllianceTexas portfolio and expands the development’s presence deeper into Denton County.
Located at the intersection of Interstate 35W and State Highway 114, the new speculative building continues development momentum into the northern portion of the AllianceTexas corridor along I-35W. The site offers significant trailer staging capacity at its entrance, ample trailer parking and 360-degree onsite circulation. Its frontage on Dale Earnhardt Way provides direct access to both I-35W and SH-114.
