Real Deals: Southlake Medical Center sold to medical fund

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Southlake Medical Center sold to medical fund

Southlake Medical Center, an 11,992-square-foot property at 300 South Nolen Drive in Southlake, has been sold to an out-of-state medical fund. Terms of the transaction were not released.

Ron Hebert and Wayne Bares with Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a developer. Bares also procured the buyer.

At the time of sale, the center was 100 percent occupied by three tenants: an ambulatory surgical center, a pain management group and a colorectal surgeon.

SONIC PROPERTY SOLD

IN WESTWORTH VILLAGE

A Westworth Village tract housing a Sonic drive-in restaurant has been sold to an unnamed buyer.

Jason Vitorino of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a limited liability company. The 1,642-square-foot Sonic is at 6640 Westworth Blvd. At the time of listing, eight years remained on the original 15-year corporate-guaranteed ground lease.

PRIVATE INVESTOR SNAPS UP

GRAHAM RETAIL CENTER

A 6,000-square-foot retail center in the town of Graham, northwest of Fort Worth, has been sold to a private investor.

Jason Vitorino, Adam Gottschalk and Jared Aubrey with Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a private investor. Vitorino, Gottschalk and Aubrey also procured the buyer.

The Graham retail strip is located at 2115 State Highway 16. Built in 2008, it is situated on less than half an acre next to Walmart. At the time of listing, the center was 100 percent occupied by tenants Fastenal, Check ‘n Go and Verizon Wireless.

MTM Services, a granite countertop company, has purchased a 10,000-square-foot office-warehouse showroom at 2460 Highway 287 in Mansfield. Jordan Foster and Jim Maibach of Peyco Southwest Realty Inc. represented the seller.

BOC Enterprise has purchased a 7,324-square-foot office-warehouse-flex space at 2214 FM 1187 in Mansfield. Jordan Foster and Jim Maibach of Peyco Southwest Realty Inc. represented the seller.

RAA Investments Inc. has sold a 5,100-square-foot structure on nearly 0.3 acres at 4931 W. Lovers Lane in Dallas to MSM Trust. Leigh C. Richter and Paul Richter of Dallas-based Bradford Commercial Real Estate Services represented the seller in the direct deal.

LEASES

3 Tree Yoga has leased 1,650 square feet at 618 S. Jennings Ave. in Fort Worth, according to Xceligent Inc. Will Northern of Northern Realty Group represented the tenant. Dawn Potthoff of Coldwell Banker Commercial NRT represented the landlord.

Texas Christian University’s Harris College of Nursing and Health Science has leased 3,875 square feet at Grand Marc, 2855 W. Bowie St. in Fort Worth, according to Xceligent Inc. Chris Mendez of Coldwell Banker Commercial Alliance-DFW represented the landlord.

AndBarr has leased 14,550 square feet at 10095 N. Business Highway 287 in Fort Worth, according to Xceligent Inc. Sarah LanCarte of Transwestern-Fort Worth represented the tenant. Todd Hawpe of Transwestern-Fort Worth represented the landlord.

Lumber Liquidators has leased 7,500 square feet in Westover Village, 425-475 Sherry Lane in Fort Worth, according to Xceligent Inc. Summit Realty Ventures represented the tenant. Chris Corbin and Michael Dearden of Venture Commercial-DFW represented the landlord.

CJB Enterprises, a classic car restoration company, has leased an 8,000-square-foot office-warehouse space at 7900 Rodeo Trail, Suite 100-120 in Mansfield. Jordan Foster and Austin Goode of Peyco Southwest Realty Inc. represented the landlord.

Walsh Service Group, an electrical contracting company, has leased 11,500 square feet of office-warehouse space in Shoreline Industrial Park, 921 W. Mayfield St., Suite 132 in Arlington. Austin Goode and Jim Maibach of Peyco Southwest Realty Inc. represented the landlord.

Texas Mattress Discounters has leased 4,160 square feet of retail space at 3001 S. Cooper St. in Arlington. Jordan Foster and B.J. Hall of Peyco Southwest Realty Inc. represented the landlord.

Metro Fire Apparatus has leased 21,745 square feet of office-warehouse space in a new building at 625 S. Wisteria St., Suite 103 in Mansfield. Jim Maibach and Jordan Foster of Peyco Southwest Realty Inc. represented the landlord.

Harris Manufacturing has leased 15,455 square feet of office-warehouse space in a new building at 625 S. Wisteria St., Suite 101 in Mansfield. Jim Maibach and Jordan Foster of Peyco Southwest Realty Inc. represented the landlord.

Forward Air has leased 229,200 square feet at DFW Trade Center VI, 2475 Esters Blvd. in Grapevine, according to Xceligent Inc. Fischer and Co. represented the tenant. Steve Trese of CBRE-Dallas represented the landlord.

Arlington ISD/TREP has leased 28,000 square feet at 2108-2116 Exchange Drive in Arlington, according to Xceligent Inc. Jordan Foster of Peyco Southwest Realty represented the tenant. Donnie Rohde and George Jennings of Holt Lunsford-Fort Worth represented the landlord.

Care Now has leased 6,000 square feet at Sublett Corners Shopping Center, 5904-5950 S. Cooper St. in Arlington, according to Xceligent Inc. Merrel Moore of Henry S. Miller Brokerage LLC-Dallas represented the landlord.
