Real Deals: Southwest Plaza in Arlington sold to Randal group

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Southwest Plaza in Arlington sold to Randal group

Southwest Plaza retail center has been sold, with Ravi Randal Investment Group LLC purchasing the 104,766-square-foot property at 4400 Little Road in Arlington for an undisclosed price.

Pierson Retail Advisors represented the seller, Bo Avery of SWP Enterprises LLC. Manuel Ramon of Green Earth Realty, which will lease and manage the center, represented the buyer.

Southwest Plaza is 97.9 percent occupied by tenants such as Office Depot, Ace Hardware, H&R Block, Cato Fashions and CiCi’s Pizza.



Physician Synergy Group has leased Mid-Cities Medical Center through a deal brokered through Lincoln Harris CSG, a Dallas-based health care development and management firm. The 58,000-square-foot medical facility is at 1612 Hurst Town Center Drive in Hurst. Brian Bacharach and Rhodes Baker of Lincoln Harris CSG represented the landlord, CNL Healthcare Properties, in the transaction.

The hospital will re-open in late spring 2016 as Saint Camillus Medical Center.



The Reserve at Village Creek apartment complex at 444 E. Renfro St. in Burleson has been sold to an unnamed buyer.

Institutional Property Advisors, a division of Marcus & Millichap Real Estate Investment Services, arranged the sale.

“Burleson is quickly becoming a highly desirable community within the Dallas-Fort Worth Metroplex due to its proximity to major job centers, excellent school system and low cost of living,” said Will Balthrope of Institutional Property Advisors in a news release.

Balthrope and colleagues Drew Kile and Rowan Burch represented the seller and procured the buyer for the 191-unit property.



Courtyards on Glenview in North Richland Hills has been sold to the EB Real Estate Group LLC. The 252,087-square-foot apartment community is located at 4401 Glenview Court.

The property was purchased from Courtyards on Glenview LP for an undisclosed price. Chris Deuillet and Nita Stewart of CBRE’s Dallas office represented the seller.

“This is a quality asset with additional upside potential,” said Deuillet, describing rising rents at the location and maximum “rental potential” not yet achieved.



SporTherapy Southwest PC has purchased land along Harris Parkway near Harris Southwest Hospital in Fort Worth to construct a 13,000-square-foot private practice, physical therapy clinic.

SporTherapy, making the purchase through SCMC Holdings LP–Steven and Cassie Lackey, bought the two-acre lot at 6501 Harris Parkway. The firm plans to use more than an acre of the site for a new SporTherapy facility and develop the rest with other medical services.

The firm’s current location at 6037 Harris Parkway will be converted into a pediatric therapy facility.


QuikTrip Corp. has purchased a half-acre site adjacent to its Rosedale-Hemphill streets location in Fort Worth to expand the site. Will Northern of Northern Realty Group represented the seller, with Melissa Huffman of the Omni Group Ltd. representing the buyer.


True Auto LLC plans to move its Fort Worth offices to 10,896 newly leased square feet at 801 W. Cannon St. Will Northern and Scott Blakewell of Northern Realty Group represented the landlord. Jeff Givens of Transwestern represented the tenant.

TRE Ltd. has leased 8,692 square feet at 1199 Eighth Ave. in Fort Worth. Amber Calhoun and Trey Neville of Transwestern-Fort Worth represented the landlord.

Vision Commercial has completed lease negotiations for Equilibrium Health, which has leased space at 3950 Fossil Creek Blvd. in Fort Worth. Jeff Marek represented the landlord.

The Clark Law Firm has leased 2,267 square feet at Mallick Tower, 101 Summit Ave. in Fort Worth. Matt Carthey, Geoff Shelton and Marshall Mays of Holt Lunsford-Fort Worth represented the landlord.

Southwest Construction Services has leased 2,250 square feet at Riverbend, Building 31, 2300-2336 Gravel Drive in Fort Worth. Jake Neal of Holt Lunsford-Fort Worth represented the landlord.

PK Liquor has leased 1,659 square feet at Westover Village II, 501 Alta Mere Drive in Fort Worth. Chris Corbin and Michael Dearden of Venture Commercial-DFW represented the landlord.

Girls Living Life on Purpose Inc. has leased space at Corporate Center, 2225 Avenue J in Arlington. Jim Poynter of Tenant Realty Advisors LLC represented the tenant. Dennis Scifres Management LLC represented the landlord, Rainier Asset Management Co. LLC.

Original Lap Desk Co. has leased 23,243 square feet at Midpoint I-20 Distribution Center, Building 1, 3701 New York Ave. in Arlington. Cannon Green, Luke Davis and Sarah Ozanne of Stream Realty Partners LP-Dallas represented the landlord.

Hagar Restaurant Services has leased 10,000 square feet at 2369-2381 Pecan Court in Haltom City. Gary Vasseur of Vasseur Commercial Real Estate Inc. represented the landlord.

Aerotrends Aviation LLC has leased 5,588 square feet at DFW Airfreight Center, 1200 Texan Trail in Grapevine. Phillip Rosenfeld of Lee & Associates-Dallas represented the landlord.

Grand Nail Salon has leased 4,140 square feet at Green Oaks Shopping Center, 4001-4101 W. Green Oaks Blvd. in Arlington. Robert Roher of Global Realty & Management represented the landlord.

Authentic Contracting Solutions has leased 3,300 square feet at 800 E. Border St. in Arlington. Colt Power of NAI Robert Lynn represented the landlord.
