Real Deals: Speed Fab-Crete, other Fort Worth firms tackle Keene school project

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

 

Speed Fab-Crete of Fort Worth and its design partner Callahan & Freeman Architects have been chosen to provide design and construction services for an addition to Wanda R. Smith High School in Keene. The $2.9 million project will add a 16,167-square-foot addition to the school at 404 Charger Drive. Plans call for eight classrooms, including general classrooms, a science lab, computer lab, a “green room” for television-film production classes and a library. The Keene Independent School District already owns the land. Using a design-build construction strategy in which both aspects occur simultaneously, the project is expected to be completed in July. The Keene school board chose Speed Fab-Crete and Callahan & Freeman after soliciting bids by May 17, 2013. The firms were chosen on Oct. 31. The project team also includes Callahan Structural Engineers of Fort Worth, Fratto Engineering Inc. of Arlington, and Ideal Architectural Design and Childress Engineers, both of Cleburne.

GRAND PRAIRIE DISTRIBUTION CENTER SOLD TO PROPERTY TRUST Grand Prairie Distribution Center has been acquired by Jones Lang LaSalle Income Property Trust Inc. The new 277,000-square-foot building is fully leased to Fruit of the Earth Inc., which manufactures aloe-based health care products. The 10-year lease ends in January 2024. “The acquisition of Grand Prairie Distribution Center reflects our strategic approach to grow our industrial allocation through investments in modern, strategically located properties that provide steady income through long-term leases,” said Allan Swaringen, president and CEO of Jones Lang LaSalle Income Property Trust, commenting in a news release.

LEASES Warehouse District Partners I has sold 41,000 square feet at 2140 S. Main St. in Fort Worth. Representing the seller in the transaction were Todd Hawpe and Jeff Givens, both of Transwestern. 1000 Weatherford has sold 16,000 square feet at 1000 W. Weatherford St. in Fort Worth. The buyer, Scott Schusters, and the seller in the transaction were represented by Kirk Kelly and Grant Huff of Transwestern. Bou-Hamdan has purchased a 40,000-square-foot, multi-tenant industrial complex at 9861-9911 Saginaw Blvd. in Fort Worth from D&R Leasing. Representing the seller in the transaction was Becky Thompson of Lee & Associates; the buyer was represented by Don Phifer of Phifer & Associates. Harrington Moran Barksdale Inc. has leased 3,079 square feet at the Bank of America building at 2000 E. Lamar Blvd. in Arlington, according to Xceligent Inc. Representing the tenant in the transaction was Jason Brecheen of Swearingen Realty Group LLC. Teron Bryant and Casey Tounget of Coldwell Banker Commercial Alliance–DFW represented the landlord, RWM Lamar Building Corp. Primerica has leased 1,218 square feet at the Morrow Building, 235 Northeast Loop 820 in Hurst, according to Xceligent Inc. Representing both the tenant and landlord in the transaction were Eric Deuillet and Brian Cyphers of Structure Commercial. KD College Prep has leased 1,500 square feet at Colleyville Towne Square, 5600 Colleyville Blvd. in Colleyville, according to Xceligent Inc. Josh Mann and Gavin Fite of Street Commercial represented the tenant and the landlord in the transaction. Aerospace Co. has leased 2,400 square feet at 901 Terminal Road in Fort Worth, according to Xceligent Inc. The landlord, Enigma Properties Terminal LLC, was represented in the transaction was Jeff Givens of Transwestern. Southern Fastening has leased 3,217 square feet at Emerald Square, 2985 S. Texas 360 in Grand Prairie, according to Xceligent Inc. Representing the landlord, Trojan Retail Ltd., in the transaction were Bryan Dyer and Karen Mitchell of Woodmont Co.-Fort Worth. Kortmed Marketing & Management LLC has leased 2,732 square feet at 8100 John W. Carpenter Freeway in Dallas from Reunion Boulevard. Representing the tenant in the transaction was Monika Guzman of Coldwell Banker Commercial Alliance DFW.

SALES Taylor Investments Samuel LLC has purchased 30,000 square feet at 1950 Samuels Ave. in Fort Worth, according to Xceligent Inc. Todd Hawpe of Transwestern–Fort Worth represented the seller, 1950 Samuels LLC, in the $678,000 transaction. Arasa LLC has purchased 0.58 acre at 7159 Latham Drive in Richland Hills, according to Xceligent Inc. Representing the seller, Willene Phillips, in the $55,000 transaction was Morre Matthews of KW Commercial-Southlake.
