The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Structure Commercial closes on Eastchase sale A retail center just north of Eastchase Parkway and Interstate 30 in east Fort Worth has been sold to an unnamed buyer. The 11,501-square-foot property is located at 8651 John T. White and Randol Mill roads. The property is occupied by Baylor Rehabilitation, Edward Jones, State Farm Insurance and MetroPCS, among other tenants. Brokering the transaction was Troy Morgan of Structure Commercial. Structure acquired the property when it was 20 percent occupied and increased its occupancy to 100 percent.

MEDICAL OFFICE SPACE AVAILABLE IN NORTHEAST TARRANT CITIES Champions DFW Commercial Realty has expanded Northeast Tarrant County’s medical office inventory with new listings in North Richland Hills, Grapevine and Trophy Club. At 2401 Ira E. Woods Ave. (Texas 26) near Baylor Regional Medical Center in Grapevine, 3,500 square feet are available for lease. The space also can be used for banking or retail use. At 301 Trophy Branch Drive near Texas 114 and Trophy Club Drive/Westlake Parkway in Trophy Club, 3,000 square feet are available for lease. “The demand for medical office space continues to grow throughout Northeast Tarrant County,” said Jim Kelley, Champions DFW president, in a news release. “We are pleased to bring an additional 6,500 square feet of medical office space to this market,” Kelley said. At Liberty Station, a 2.6-acre tract at Holiday Lane near Northeast Loop 820 in North Richland Hills, space is available for sale or build-to-suit lease. ASSISTED LIVING FACILITY UNDER DEVELOPMENT IN FLOWER MOUND Construction continues on an 82-unit assisted living and memory care facility in Flower Mound. When open, Elan Oaks at 3281 Long Prairie Road is expected to create more than 100 new jobs and mark the first of a property portfolio that StoneCreek Real Estate Partners has under development. Elan Oaks will be owned and funded by a joint venture between StoneCreek and The Collin Fund with financing from NorthStar Bank of Texas. Civitas Senior Living will manage the community under the leadership of Wayne and Misti Powell. “Our small company platform allows us to provide large company services with the attention to detail of a local owner,” said Wayne Powell, president of Civitas Senior Living, in a news release. Powell previously owned The Courtyards at River Park, an assisted living facility in Fort Worth. Together, the management team has more than 20 years of experience operating senior living communities in Texas. Handling construction for Elan Oaks is Resource Commercial Construction Inc. When open, the property will feature 58 studio, one-bedroom and two-bedroom assisted living apartments as well as 24 private and semi-private memory care suites.

SALES TFW Properties LLC has purchased 27,448 square feet for an undisclosed price at 3225 S. Main St. in Fort Worth, according to Xceligent Inc. Representing the seller, Lyden Inv. Inc., in the transaction were Davy Wright and Jeff Givens of Transwestern-Fort Worth. Skyline DFW Exhibits & Events has purchased 61,548 square feet for an undisclosed price at 525 113th St. in Arlington, according to Xceligent Inc. Representing the seller, American Skylite, in the transaction were Dan Morris and David Dunn of Sperry Van Ness/Dunn Commercial LP. Albion Iron LLC, dba Casual Living Patio & Fireside, has acquired the 12,135-square-foot Cornerstone Plaza on 1.94 acres at 2801 E. Southlake Blvd. in Southlake from Orion Sky Investments LLC. Representing the buyer in the transaction were Joe Santaularia, vice president of Bradford Commercial Real Estate Services, and Brock Wilson, senior vice president and managing partner. Independent broker Brian Haase represented the seller. Ceuvas Investments LLC has acquired a 19,950-square-foot warehouse on 1.08 acres at 8930 Diplomacy Row in Dallas from Investment Property Exchange Services. Representing the buyer in the transaction were Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Jason Miller, company vice president. Jason Moser of Stream Realty Partners LP represented the seller.

Premium Truck Driving School LLC has leased 4,625 square feet of office space at 6825 Manhattan Blvd., Suite 128 in Fort Worth. Representing the landlord in the transaction was Colt Power of NAI Robert Lynn. The Dashner Firm has leased 1,175 at Country Day Place, 4255 Bryant Irvin Road in Fort Worth, according to Xceligent Inc. Jeff Givens and Tracy Georges of Transwestern-Fort Worth represented the landlord in the transaction. FlexXray has leased 40,000 square feet at Midpoint I-20 Distribution Center, Building 2, 3751 New York Ave. in Arlington, according to Xceligent Inc. Trey Fricke of Lee & Associates represented the tenant in the transaction. Unified Supply, a baggage conveyor manufacturer, has lease 9,755 square feet at 1063 Texan Trail, Suite 400, in the Prologis DFW Northwest Trade Center in Grapevine. Bob Gibbons of REATA Commercial Realty represented the tenant in the transaction.
