Real Deals: The Ridglea to bring Fort Worth new senior living option

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

 The Ridglea, a new assisted living and memory care community, is scheduled to open in fall 2016 in Fort Worth. Transaction details were not disclosed.

The development will be operated by Fort Worth residents Lou and Malcolm Street and Misti and Wayne Powell. The Streets and Powells owned The Courtyard at River Park for 27 years before selling the property in 2013.

Their newest property is planned to stand along Westridge Avenue just south of Ridglea Country Club. The Ridglea will have 75 units in its first phase, with a second phase of independent-living cottages to follow.

GOVERNORS ROW BUILDING SOLD

Bardin Square Investors Ltd. has sold a 5,488-square-foot office building in Governors Row, a 10-building office campus in North Arlington, to a local investment group. The building, located at 2001 E. Lamar Blvd., was sold to 2001 East Lamar LLC. The partners comprising the LLC, the buyer of record, will move into a 1,303-square-foot, first-floor suite. Michael Griffin of Transwestern represented the buyer.

AUTOWASH BUYS SITE FOR HQ

AutoWash Services has purchased a 29,480-square-foot office-warehouse at 2925 114th St. in Grand Prairie, its latest step in relocating its headquarters from downtown Arlington.

Plans by the city to widen Abrams Road prompted the move from AutoWash’s current location at 1305 E. Abrams Road. The relocation will occur immediately.

The light-industrial structure is in the Great Southwest Industrial Park, which straddles Arlington and Grand Prairie. The AutoWash Services site features 3,504 square feet of office space, four dock doors and staging bay, and other amenities. AutoWash Services is a wholesale supplier of car wash equipment and supplies.

NRH PROPERTY SOLD FOR $6.3M

The Woodmont Co. has completed the $6.3 million sale of North Hills Village, a 188,856-square-foot retail center in North Richland Hills, to a private investor. Representing the seller, a subsidiary of LNR Partners LLC, were Brad Cruickshank, Trip Green and Randy Bell of The Woodmont Co. The two-building property is located at 7520-7640 Northeast Loop 820 and sits on 16.4 acres. It was 34 percent occupied at the time of sale and features tenants Cinemark Theaters, Mattress Firm, Subway and T-Mobile, among others.

HENRY S. MILLER SELLS MALL INTERESTS

Henry S. Miller Co. has closed on the sale of a 49 percent ownership interest in two of its largest North Dallas shopping centers to a private family trust.

The two properties are Market at Pepper Square, a 281,153-square-foot property at Preston and Beltline roads, and Central Forest Shopping Center, a 94,879-square-foot property at North Central Expressway and Forest Lane.

“This transaction is part of my overall strategic business plan to liquefy our real estate holdings during this low cap rate environment to build a war chest to redeploy into several new development projects,” said CEO Greg Miller in a news release.

Arranging the sale was Jim Brownlow of HSM Equities, with Robert DuBois of the Miller Co. representing the seller.
