Real Deals: Transwestern chosen for WestBend pre-leasing

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Transwestern chosen for WestBend pre-leasing WestBend planning continues, with Transwestern chosen to pre-lease office space for the mixed-use development just west of the Fort Worth Zoo along University Drive. Its office component covers about 57,000 square feet in a four-story, 81,150-square-foot building anchored by The Fresh Market on the ground level. Pre-leasing is underway, with the building expected to open by summer 2015. Representing Trademark in leasing are Transwestern’s Kirk Kelly and Jack Huff. When complete, WestBend will offer new retail and restaurants as well as the office component. Upon completion, the project will include 278,000 square feet of retail, dining and office space.

HUNT MORTGATE GROUP PROVIDES LOAN TO ACQUIRE LEBLANC VILLAS Hunt Mortgage Group has provided a Fannie Mae loan facilitating the acquisition of The Villas at LeBlanc Park at 6250 Granbury Cut Off in Fort Worth. The borrower is Villas LeBlanc LLC, a Delaware limited liability company. Managing the property will be Aldwin Management, an owner-affiliated company that invests in and manages multifamily properties. It currently manages six properties offering nearly 1,500 units. Hunt Mortgage Group, a wholly owned subsidiary of Hunt Companies Inc., is a real estate finance company providing financing and investing for conventional and affordable multifamily housing throughout the nation.

Jacques Wertheimer has purchased 19,840 square feet for an undisclosed price at 625-635 W. Pioneer Parkway in Arlington, according to Xceligent Inc. Representing the seller, LCG Arlington Matlock LLC, in the transaction was Jason Vitorino of Marcus & Millichap, Dallas-Fort Worth. The buyer was represented by Tim McBrearty of Retail Solutions-San Antonio. Ron Sturgeon Real Estate LP has purchased 20,000 square feet of office-retail-warehouse space at 5230 Denton Highway in Haltom City. Representing the buyer was Jordan Foster, with Pam Bookout of Coldwell Banker representing the seller. LSS Investments LLC has purchased 4,160 square feet of office-warehouse space at 2620 Corzine Drive in Dalworthington Gardens. Jordan Foster and Austin Goode with Peyco Southwest Realty Inc. represented the seller, with Pat Arlington of Re/Max Associates representing the buyer. MMH Holdings has purchased 5,160 square feet of retail space at 3001-3005 S. Cooper St. in Arlington. Representing the buyer were Jordan Foster and Jim Maibach of Peyco Southwest Realty Inc. Wayne Murphy with Jan Rhea Commercial represented the seller.

LEASES Office of the Standing Chapter 13 Trustee has leased 19,000 square feet at 7001 Boulevard 26 in North Richland Hills from 7001 Partners LP. Representing the tenant were Colliers’ Daniel Rudd and Billy Vahrenkamp. Centra Partners’ Jeffrey Day and Zac Thomas represented the landlord. Allied Building Products has leased 29,650 square feet at 1900 E. Division St. in Arlington, according to Xceligent Inc. Representing the tenant were Brian Gilchrist and John Brewer of CBRE-Arlington. Representing the landlord, Sutherland’s Lumber & Home Center, were Mark Graybill and Nathan Denton of Lee & Associates-Dallas. American Eagle Wheel Corp. has leased 12,096 square feet at 1013-1031 Avenue M in Grand Prairie, according to Xceligent Inc. Representing the landlord were Kacy Jones and Steve Koldyke of CBRE-Arlington. The Center for Counseling & Family Relationships has leased 3,453 square feet at 4500 Mercantile Plaza Drive in Fort Worth, according to Xceligent Inc. Brian Randolph and Andrew Ward of Mercantile Partners represented the landlord. Executive Insurance Professionals has leased 1,449 square feet at Woodridge Village, 6001-6077 Interstate 20 West in Arlington, according to Xceligent Inc. Representing the landlord was Ellen Brooks of Dal-Worth Management & Realty Inc. Falcon Holdings Management LLC has leased 11,813 square feet at 7 Village Circle in Westlake, according to Xceligent Inc. Representing the landlord were Chris Taylor and Rodney Helm of Cassidy Turley Commercial Real Estate Services.

Krispy Catch has leased 1,400 square feet at Creekside Plaza Shopping Center in Arlington, according to Xceligent Inc. Andrew Polunsky of Global Realty & Management represented the landlord. The Dashner Firm has leased 1,175 square feet at Country Day Place, 4255 Bryant Irvin Road in Fort Worth, according to Xceligent Inc. Ellis & Tinsley represented the landlord. Joe Colopy of Colopy Chiropractic has leased 1,300 square feet of retail space at 5717 Southwest Green Oaks Blvd. in the Overland Stage Shopping Center in Arlington.
