Vanguard Real Estate Advisors, a Dallas-based real estate advisory firm, has sold a 1.88 acre commercial development site along Denton Highway in Haltom City. The corner location at 5760 Denton Highway is 0.8 miles north of Loop 820 in a commercial corridor that experiences traffic counts over 38,000 vehicles per day. Vanguard REA represented the seller, a partnership based in Washington state that had owned the property for almost 12 years and had gone through multiple listing brokers prior to engaging Vanguard REA. Clark Zimmerman represented the buyer.

“The site’s excellent frontage along Denton Highway and proximity to Loop 820 created an ideal location for the purchaser’s future business expansion plans.” said Jordan Cortez, managing principal, who led the disposition team.

Bethany Real Estates Services Inc. has purchased the 14-unit apartment complex at 1210 College Ave. in Fort Worth’s Near Southside. Will Northern of Northern Realty Group represented the seller, Comacho Holdings Inc., as well as the buyer.

5th Ave LLC has sold its 4,900-square-foot, mixed-use building at 1121 Fifth Ave. to a local physician.

The recently rezoned, historic Talbott-Wall House on Samuels Avenue has been sold to an out-of-state owner that is planning renovations. The seller was represented by Will Northern and Karen Holcomb at Northern Realty Group. Jamie Adams of Briggs Freeman represented the buyer.

PBMCK Industries LLC has purchased a 10,000-square-foot building at 2800 South Main St. in Fort Worth. Chris L. Stewart of Vasseur Commercial Real Estate Inc. represented the seller, M.A. Bell Co. Paul McKinney of McKinney Commercial represented the buyer.

LEASES

Budget Blinds has leased 1,652 square feet of retail space at 5726 Locke Ave. in Fort Worth for a showroom. Nathan Vasseur of Vasseur Commercial Real Estate represented the tenant. Will Northern of Northern Realty Group represented the landlord, M2G Ventures.

FLIR Surveillance Inc. has leased 1,117 square feet of ground floor space at 910 Houston St. in Fort Worth. Blake Rogers at JLL represented the tenant. The building owner, MMV Enterprises was represented by Will Northern of Northern Realty Group.

Waldorf Publishers has leased 3,000 square feet of space at 2424 Minnis Drive in Haltom City as a new warehouse and office for the company. Chris L. Stewart of Vasseur Commercial Real Estate Inc. represented the landlord, McDonald Enterprises Inc.

RENTALTYME! Ice Machines LLC has leased 2,500 square feet at 602 Swayne Ave. in Fort Worth for a new office/warehouse for the company. Chris L. Stewart of Vasseur Commercial Real Estate Inc. represented the landlord, Bell Swayne LC.
