Real Deals: Wingstop adds Fort Worth location

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. New lease brings NFTZ Business Park to full occupancy DMJ Real Estate LLC has leased 21,000 square feet at NFTZ Business Park, bringing the Irving site to full occupancy. “It was a quick-moving deal that took occupancy to 100 percent and stabilized the property for the long term,” says Joe Santaularia, vice president of Dallas-based Bradford Commercial Real Estate Services. Representing the landlord, PS Business Parks LP, in the transaction were Santaularia and Brock Wilson, senior vice president and managing partner. Sammy Abuhamra of the Mercer Co. represented DMJ Real Estate, a holding company for a local pharmaceutical firm. The NFTZ distribution center encompasses 62,221 square feet. Clinching the deal were the immediate availability of distribution space requiring minimal tenant improvements as well as location, according to Bradford. The park operates between Interstate 635 and Texas 114 in the northern quadrant of Dallas/Fort Worth International Airport.

Sizable Southlake, Arlington, Bedford properties for sale, lease A medical office building, office park and banquet space are some features of three newly listed properties in Southlake, Arlington and Bedford. Among the properties listed by Champions DFW Commercial Realty LLC is Stonebridge Office Park in Southlake. Located near Southlake Boulevard and North Davis Street, it spans about nine acres and includes eight individual build-ready office pad sites. It also features multiple, build-to-suit office development options. “Southlake’s commercial real estate market is thriving as we continue to see strong demand for office, retail and industrial-flex commercial space,” said Jim Kelley, president-broker of Champions DFW, in a news release. Rolling Meadows apartments sold Rolling Meadows Patio Homes has sold, with a private investor snapping up the 100-unit Arlington apartment complex. Marketing the property on behalf of the seller, a private investor, were John Barker, senior director, and Alexander Skotarek, an associate, with Marcus & Millichap Real Estate Investment Services’ Fort Worth office. The buyer also was represented by Barker. The property, at 3518 Wakefield Circle, offers three different three-bedroom and two-bathroom townhome floor plans ranging from 1,100 to 1,300 square feet. It was constructed in 1972 and sits on 9.94 acres. Wingstop spreads its wings in Fort Worth Wingstop has opened a new Fort Worth location, with the 2718 E. Berry St. store joining more than 680 stores worldwide. Operating the Fort Worth business are owners Steve and Bebee Milam. Founded in 1994 and headquartered in Dallas, Wingstop has restaurants open across the nation, Mexico, Russia, Singapore, the Philippines and Indonesia, with locations coming soon to the United Arab Emirates. Representing the seller, Harlan J. Friend, in the transaction was Susan Ferreri of The Woodmont Co.-Dallas. Charter Ventures LLC has sold 1.576 acres at 137 McPherson St. in Fort Worth to Saade Brothers Development Corp. Representing the seller was Brian Tobey of The Makens Co., with Grant Huff of Transwestern representing the buyer.

LEASES Cozzini Bros. Inc. has leased 5,000 square feet of warehouse space in Crosby 35 Business Park, Building B, 1225 E. Crosby Ave. in Carrollton from CH Realty V/Lonestar LP. Susan Singer, executive vice president of Bradford Commercial Real Estate Services, and Michael T. Grant, senior vice president and managing partner, represented the tenant. Andrew Gilbert of Holt Lunsford Commercial represented the landlord. Theatre Britain Inc. has leased 4,191 square feet of industrial flex space in Summit Business Center Building III, 2637 Summit Ave. in Plano from PS Business Parks LP. Susan Singer, executive vice president of Bradford Commercial Real Estate Services, and Michael T. Grant, senior vice president and managing partner, represented the landlord. Chuck Green of Chuck Green & Associates represented the tenant. Premier Install Movers has leased 48,732 square feet at 10002 Avenue T in Grand Prairie, according to Xceligent Inc. The tenant was represented John Bielamowicz of Biel Partners. Representing the landlord in the transaction were Canon Shoults and Jim Brice of Holt Lunsford Dallas. Swingshot Ventures has leased 4,185 square feet at 2834 Market Loop in Southlake, according to Xceligent Inc. Representing the landlord in the transaction was Eric English of English Realty-Arlington. Synergy Signs & Service has leased 3,660 square feet at 5940 Kroger Drive in Fort Worth, according to Xceligent Inc. Representing the landlord in the transaction was Peter Konopka of Sperry Van Ness (William Graham). Aaron Brothers has leased 2,840 square feet at Colleyville Downs, 4701-4843 Colleyville Blvd. in Colleyville, according to Xceligent Inc. Optimum Air Co. has leased 1,400 square feet at Harrison Park, 1002 Harrison Ave. in Arlington, according to Xceligent Inc.
