Real Deals: XCELIGENT DATA FIRM NAMES NEW TOP EXEC

Ampersand Coffee

Commercial property data firm Xceligent announced on Oct. 25 that Executive Chairman Frank Anton will assume executive leadership of the company. Jody Vanarsdale, Xceligent’s chief operating officer, will become acting CEO. Doug Curry, Xceligent’s founder, and co-founder and chief people officer Erin Curry will step down.

Xceligent was acquired by DMGT in 2012.

Kansas City-based Xceligent has been in a legal battle with CoStar Group, another commercial property data firm, since June. Xceligent filed an antitrust suit against CoStar. CoStar has countersued and the case remains in court.

Anton is vice chairman emeritus of Hanley Wood LLC, a business-to-business media, information and marketing services company serving residential and commercial design and construction industries.

Ampersand to start pouring in November in West 7th

Alcohol and caffeine lovers, your wait will be over soon. Ampersand, a coffee shop by day, caffeine-fueled bar by night, will have its grand opening in November at 3009 Bledsoe St. in the West Seventh district.

The celebration will include Polaroid cameras, a picture wall featuring customers’ photos, upbeat music and a photo booth.

Ampersand will serve air-roasted coffee. Roasting coffee by air is known to make a smoother flavor profile than traditional roasting.

AMPM Concepts, the team behind Ampersand, has made being a part of the community one of its core values.

“We want to build a genuine connection with our customers and provide them with the best possible experience the moment they step foot through the door,” said Reham Choudhury, co-owner of Ampersand, in a news release. “The way to do that is to relate to people on a human level and get to know who they are beyond their drink order.”

The beverage bar will serve single-origin coffees, blends, espresso drinks and teas. Cold-brew coffee will be available via a Kyoto drip tower, which uses an intricate Japanese brewing method.

According to the release, Ampersand’s menu will also include cocktails with a coffee twist, such as A Whole Latte Love (vanilla latte with vanilla vodka), Ampersand Mule (Moscow mule with Ampersand’s cold brew), Cappucello (coffee-infused tequila drink with a lemon twist), and Cold Fashioned (cold brew with whiskey)

Ampersand will offer pastries and light bites from Stir Crazy Baked Goods.

The 3,200-square-foot space is focused on a modern look and was designed by Coevál in Dallas. Brothersisterdesign, a local carpentry studio, designed natural wood elements for the space. A 400-square-foot patio will seat about 25 people outside.

Ampersand will open daily for coffee service at 7 a.m. and the bar will open Thursday through Saturday from 9 p.m.-2 a.m.

VENTURE INVESTMENT BUYS

ARLINGTON SHOPPING CENTER

Venture Commercial Real Estate’s investment group, Venture Investment Partners, has acquired Sublett Corners Shopping Center, an 87,900-square-foot center located on the northwest corner of South Cooper Street and Sublett Road in Arlington.

The center is 93-percent leased and is shadow-anchored by Albertsons. Tenants include Stein Mart, Dollar Tree, Supercuts, Cicis, KFC and Jack in the Box.

Bo Brownlee and Easley Waggoner Jr. represented Venture Investment Partners in the transaction. Bill Jordan with Marcus & Millichap represented the seller, Rip Griffin Truck Service Center Inc. Waggoner, along with Venture’s Amanda Throckmorton, will handle leasing for the center. Venture Commercial Management will provide property management services.

This deal marks the third acquisition by Venture Investment Partners, an investment platform that leverages Venture’s strengths in retail leasing, property management and asset management. Other properties in the portfolio include Hulen Fashion Center in Fort Worth and Preston Stonebrook in Frisco.

CITY WORKS RESTAURANT

TO OPEN AT CLEARFORK

The City Works restaurant at The Shops at Clearfork will open Dec. 9, owners Bottleneck Management announced.

The restaurant, located at 5288 Monahans Ave., with be led by General Manager Brandy Elstep and executive chef Andrew Ehrmantraut.

The restaurant will hold a sneak peak at a charity “First Draft” soft opening Dec. 8 with all proceeds benefiting Cook Children’s Health Care System.

City Works has a craft beer list of over 90 local, regional and global craft brews and classic American cuisine. Local brews will include Martin House Brewing Co., Legal Draft Beer Co., Wild Acre Brewing Co. and HopFusion Ale Works.

The 6,000-square-foot restaurant and bar offers seating for 287, and features state-of-the-art audio/visual capabilities, 18 65-inch flat screen high-definition TVs and semi-private event spaces.

DINE-IN THEATER/BREWHOUSE

PLANNED FOR MANSFIELD

Round Rock-based Flix Brewhouse, which offers first-run movies, food and craft beer brewed on site, is planning its second Dallas-Fort Worth location in Mansfield.

Venture Commercial Real Estate announced that Chris Corbin represented Flix Brewhouse in securing a site at The Shops at Broad in Mansfield. A Flix Brewhouse at Main Marketplace in Little Elm is scheduled to open in the spring.

The Flix Brewhouse concept combines the latest Hollywood productions, craft beer brewed on the premises and food. Flix differs from other dine-in theaters as the only first-run cinema that is also a fully functioning craft brewery. Flix has locations in Albuquerque, New Mexico; Carmel, Indiana; Des Moines, Iowa; and Round Rock. Construction is underway on theaters in Chandler, Arizona and Madison, Wisconsin in addition to Mansfield and Little Elm.

The 35,000-square-foot Mansfield theater will be located at the northeast corner of U.S. Highway 287 and East Broad Street. Corbin with Venture Commercial represented Flix Brewhouse, while Andrew Lehner with CBRE represented the landlord.

SALE

Fort Worth-based Crescent Real Estate LLC has purchased the Westin Atlanta Perimeter North, a 372-room hotel in Atlanta. The hotel sits on 6.25 acres in North Atlanta’s Central Perimeter submarket. The Westin Atlanta Perimeter North is the only hotel adjacent to 63-acre Concourse Corporate Center, a 2.2-million-square-foot Class A office complex that includes the “King and Queen” office towers. The hotel is within minutes of Atlanta’s largest concentration of hospital beds, Georgia’s largest office submarket, and second-most visited mall, the Perimeter Mall.

The property offers more than 20,000 square feet of meeting space, including an 8,000-square-foot ballroom, as well as the SAVOR bar and kitchen, an acclaimed farm-to-table eatery.

HEI Hotels will manage the property.

Crescent used its investment fund, GP Invitation Fund I, established in 2016, to buy the hotel. No purchase price was released.
