Second phase of Arlington Commons underway

The Nehemiah Company has broken ground on the second phase of Arlington Commons, a multifamily development slated for 1,331 residential units along Van Buren Drive and E. Lamar Boulevard in Arlington.

The four-story multi-family wrap building will have 358 apartments, complementing the 353 homes in the project’s first phase. Construction is estimated to last two years, although the project will be phased to allow for leasing to begin before construction is complete. Contractor for the project is KWA Construction in Addison.

Approximately 75 percent of this new phase of Arlington Commons will be one-bedroom apartments, with most of the remainder offering two bedrooms. Less than 1 percent of the units in the four-story complex will have three bedrooms.

“The lease-up for Phase 1 proved a strong demand for the smaller one-bedroom units,” said Robin van Werkhoven, director of Multifamily Development for the Arlington-based firm. “The unit mix for Phase 2 was adjusted a bit to accommodate the market demand.”

The apartments will have 10- and 12-foot ceilings, 8-foot doors and stainless-steel appliances and granite countertops in the kitchen.

“We’re also putting a high emphasis on sound attenuation so the homes will be as quiet as possible,” van Werkhoven said.

The community will have a four-story structured parking garage as well as a pool, clubroom, game room, lounge and fitness center. A bike workshop with bike lockers will be available and residents can reserve a hospitality suite for overnight guests. A Via lounge will be on-site where people can wait for their ride service.

Anchoring the community will be Nehemiah Coffee Company, a 3,500-square-foot neighborhood coffee shop that will serve locally sourced pastries, ice cream, wine, beer and coffee that has been roasted in the Dallas-Fort Worth area. Grab-and-go foods from a local caterer will be available as well as a light menu of salads, sandwiches and soups.

A 3,500-square-foot coworking space located above the coffee shop is included as an amenity to the residents and clients of Nehemiah Coffee Co.

Van Werkhoven anticipates this new phase of Arlington Commons to open in October 2020. Phase 1, which finished construction in June 2018, is approximately 94 percent occupied.

As part of the Arlington Commons project, work is continuing on the Arlington Commons Park, a linear city park in the Lamar Boulevard median that will have bocce ball, cornhole, game board tables, benches and a pavilion. The first phase from Ryan Plaza to Van Buren Drive is nearly complete.
