Team ProMark, a leading supplier of licensed sports merchandise, has relocated to north Fort Worth from Longmont, Colorado, signing a seven-year lease for 24,506 square feet of office/warehouse space to house its headquarters and national fulfillment center.
The company’s new point of operation is 5001 North Freeway, where it’s leased 50 percent of a structure with Interstate 35W visibility. The one-year site search was focused on projects in and around Fort Worth.
“The owner was from Fort Worth and wanted to get back to Texas and his hometown,” said Nick Talley, senior vice president and managing partner in the Fort Worth office of Dallas-based Bradford Commercial Real Estate Services and Team ProMark’s tenant representative.
Team ProMark signed the long-term lease within two months of touring the property, snapping up one of the few options in its size range due to tight industrial market conditions. Jeff Givens and Todd Hawpe of Transwestern Dallas represented the landlord, 5001 North Freeway LLC, which recently had completed a major renovation of the 48,855-sf office/warehouse to convert it to multi-tenant space.
“The make-ready was advantageous to my client,” Talley said, “and we were able to get in within the timeframe that was needed.” Team ProMark has completed its relocation in the past few weeks.
Team ProMark’s new operations hub features a 4,000-square foot office for the headquarters team, a small conference room and 20,500 square feet of front-park, rear-load distribution space. The building is strategically positioned near I-35W’s split with Loop 820 and State Highway 183, providing access to points north, east, south and west.
The 11-year-old Team ProMark is one of the largest sports licensing companies in the U.S. for the National Football League, Major League Baseball, National Hockey League, National Basketball Association and National Collegiate Athletic Association. The company has an online store and supplies major retail chains and Amazon with team-branded wearables and goods. The company’s products primarily are made in the USA. Team ProMark also periodically conducts audits of its manufacturing sites to ensure compliance with Fair Labor Association standards.
