Venture completes retail leases across North Texas

Venture Commercial has completed retail leases for landlord and tenant clients totaling more than 133,000 square feet across North Texas. “Significant leasing activity across the area in recent months shows that the D-FW retail market is really heating up,” said Bryan Cornelius, a partner with Venture Commercial. “We are pleased that landlords and tenants alike continue to turn to Venture for their leasing needs, and we look forward to an even stronger second half of 2013.”

The retail leases are for the following: Whole Earth Provision Co. has opened a store in a 22,361-square-foot space at 321 State St. in the Southlake Town Square shopping center. This is the retailer’s third location in the Dallas-Fort Worth market. Larry Leon, Jonathan Cooper and Ross McCook of Venture Commercial represented the tenant. Rand Horowitz of United Commercial Realty represented the landlord.

Starbucks Corp. has signed a new lease and will move from its current downtown Fort Worth location at 404 Houston St. to a larger end cap at the corner of Houston and Fourth streets in Sundance Square’s Westbrook development. The new cafe, expected to open in November, will total 2,170 square feet and include an outdoor patio. Ken Reimer, Bryan Cornelius, Jim Dunn and Katie Vance represented Starbucks. Bill Booker of Sundance Square Management LP represented the landlord. Party City Corp. has signed a 12,389-square-foot lease at Overton Park Plaza, 4826 S.W. Loop 820 in Fort Worth. Larry Leon, Jonathan Cooper and Ross McCook represented Party City. Daniel Goldware of Weingarten Realty represented the landlord. Five Below Inc. has signed a lease to open an 8,000-square-foot store at 5238 State Highway 360 in the Lake Prairie Towne Crossing shopping center in Grand Prairie. Chris Corbin and Easley Waggoner of Venture Commercial represented the landlord, Kimco Realty. Greg Bracchi of Edge Realty Partners represented Five Below. Five Below is a Philadelphia-based retailer of low-priced merchandise for teens and pre-teens and has 15 locations in Texas.

Stacy Furniture & Design has signed a lease to open a 43,250-square-foot store in the Preston Parker Crossing shopping center at the northeast corner of Preston and Parker roads in Plano. John Zikos and Chris Booras of Venture Commercial represented the tenant, Stacy Family Enterprises Inc. Carter Butler and Maury Levy of United Commercial Realty represented the landlord. Venture is looking for additional locations for a continued Dallas-Fort Worth area expansion of the family-owned furniture business. Durango Trading Co. has moved its eclectic home furnishings and accessories store to a new 14,286-square-foot space at 14999 Preston Road in the Preston Beltline shopping center, located at the southwest corner of Preston and Beltline roads in Dallas. Amy Pjetrovic-Hunnicutt and Chris Green of Venture represented the tenant. Tim Thompson of Crestview Real Estate LLC represented the landlord. Gen-X, a men’s, women’s and children’s urbanwear clothing store, has signed a lease to open a 14,650-square-foot Gen-X clothing store in the Wynnewood Village Shopping Center, located on the northeast corner of West Illinois Avenue and South Zang Boulevard in Dallas. Bryan Cornelius and Tonya Hagood of Venture Commercial represented the tenant, working with master broker Chris Monson of Mountain West Retail. Scott Singleton of Brixmor represented the landlord.

99 Cents Only Stores Texas Inc. has leased a 16,086-square-foot anchor space in the Galloway Plaza shopping center at the southeast corner of North Galloway Avenue and North Town East Boulevard in Mesquite. Larry Leon, Clay Mote, David Schnitzer and Ross McCook of Venture Commercial represented the tenant. Bob Baker of Baker Holdings Inc. represented the landlord.

Grand Prairie Rochester Midland Corp. has leased 12,194 square feet of industrial space at 1330 Post and Paddock Road in Grand Prairie from Columbia Texas PP Industrial LP.
