Real Deals: Former site of Baylor All Saints southwest sold

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

The property that was the former location of Baylor All Saints Medical Center in Fort Worth’s fast-growing southwest corridor has been sold.

CBRE recently announced the sale of the 11.8-acre site with multiple buildings at 7100 Oakmont Blvd. The property includes a 113,000-square-foot former hospital building and a 12,000-square-foot former power plant. Fort Worth-based TCRG Properties LLC purchased the asset for an undisclosed price with plans to redevelop and lease it out.

Baylor All Saints Medical Center was closed in 2012 because it was underused and losing money, according to Baylor Health Care System.

APARTMENTS DOWNTOWN SOLD

Fort Worth’s Historic Electric Building Apartments has been sold to a limited liability company whose name was not disclosed.

The downtown property at 410 W. Seventh St. features 106 loft-style units and 10,000 square feet of retail space

“The property is a true value-add opportunity in the heart of downtown Fort Worth,” said John Barker of Marcus & Millichap Real Estate Investment Services’ National Multi Housing Group in Fort Worth, commenting in a news release.

After just 20 business days on the market, the property attracted 18 offers, Barker said. The building has a low-income tax credit component that will expire in 2026.

Barker had the exclusive listing to market the property on behalf of the seller, a limited liability company. Barker also procured the buyer.

Built in 1928 and converted to apartments and retail in 1994, the 109,956-rentable-square-foot property is listed on the National Register of Historic Places.

The18-story structure features terra cotta detailing, decorative friezes, locked intercom entry, three elevators and a laundry facility.

WILLOWWOOD NORTH SOLD

Willowwood North, a 32-unit apartment property at 812 N. Center St. in Arlington, has been sold to an individual-personal trust. Terms of the sale were not released.

Marketing the property on behalf of the seller, a partnership, was Tommy Lovell III of Marcus & Millichap’s Dallas office. Lovell also procured the buyer.

NORTH RICHLAND HILLS

RETAIL CENTER ACQUIRED

The Crossing, a North Richland Hills retail center, was bought by HSM Crossing LLC, an affiliate of Henry S. Miller Companies.

The 188,000-square-foot property is on the northwest corner of Grapevine Freeway and Precinct Line Road. It sits on 20 acres and is 89 percent occupied. Tenants include McAlister’s Deli, Unleashed by Petco, Red Hot & Blue and First Choice ER.

HSM secured a five-year, non-recourse fixed rate loan with L Star Capital Finance Inc.

“This is a well-constructed property in an excellent location and we look forward to leasing up the remaining vacant spaces,” said Darrell Hurmis of Henry S. Miller Brokerage LLC, who represented HSM in the transaction.

GRAPEVINE’S DOOLEY COMMONS SOLD TO INVESTMENT BUYER

Dooley Commons in Grapevine has been sold to Babajoon3m Properties LLC. The two-building, 26,650-square-foot mixed-use property is located at 202 and 204 N. Dooley St.

LeAnn Brown, Russ Webb and Debra Perryman of Silver Oak Commercial Realty represented the seller, Grapevine Dooley Partners LP, with Daniel Miller and Kyle Jacobs of Rubicon Representation LLC representing the buyer.

SALES

TCG Properties has closed on more than a million square feet in June sales, including Fort Worth properties at 7301 Trinity Blvd., 447,701 square feet; 301 E. Risinger Road, 353,000 square feet; 1301 S. Forum Way, 150,000 square feet; and 7100 Oakmont Blvd., 125,000 square feet.

A 4,000-square-foot retail building at 5960 Interstate 20 in Arlington has been sold to Bishop Rogers Sutton Management LP by Pool Expressions LLC. Russ Webb of Silver Oak Commercial Realty represented the buyer. Rick Ikeler of SRS Real Estate Partners represented the seller.

Coney Island LP has purchased a 4,018-square-foot multi-tenant building at 8221 Mid Cities Blvd. in North Richland Hills from JPC Realty Ltd. Russ Webb of Silver Oak Commercial Realty represented the seller, with Rich Muller of Vintage Realty representing the buyer.

Willow Bend 114 has purchased 2 acres at 15520 Texas Highway 114 in Denton from Norris Land Development Co. Russ Webb and Jim Leatherwood of Silver Oak Commercial Realty represented the seller.

LEASES

The Wright Toland Care has leased 1,000 square feet at 6324 Brentwood Stair Road in Fort Worth from MBIG. Dick Myers and Lee M. Owen of Vasseur Commercial Real Estate Inc. represented the landlord.

Darla Duncan and Nationwide Insurance have leased 1,000 square feet at 5801 Curzon Ave. in Fort Worth from Finikunda Inc. Dick Myers of Vasseur Commercial Real Estate Inc. represented the tenant, which plans to use the space for an insurance office.

SKS Salon has leased 2,925 square feet at 6440 Brentwood Stair Road in Fort Worth from J.V. Leggett Inc. Dick Myers and Margaret Simmons of Vasseur Commercial Real Estate Inc. represented the tenant.

Liberty Burger has leased 2,400 square feet at 8917 North Freeway in Fort Worth. Alan Sandgarten of Quine & Associates Inc.-Dallas/Fort Worth represented the landlord.

A-Max Insurance has leased 4,000 square feet at Seminary Shopping Center, 3075 Mansfield Highway in Fort Worth. Alan Sandgarten of Quine & Associates Inc.-Dallas/Fort Worth represented the landlord.
